🏠 We'd rather see good long term tenants over "churned tenants"!

Queensland Government describes a letting fee as a one-off payment to an agent when a new tenancy begins, generally covering advertising and setting up the new tenancy.

But there are reports of some property managers charging letting fees when existing tenants simply renew their lease.

This raises an important question: Could a fee structure create an incentive to replace good tenants?

If you’re concerned about your property manager, look for:

• A management agreement showing letting fees for new tenants or renewals
• Emails recommending non-renewal despite the tenant being suitable
• The owner wanting the tenant to stay, but the agent recommending otherwise
• The same property being re-let shortly afterwards
• A repeated pattern of good tenant → non-renewal → new tenant → letting fee

One incident may not tell the whole story. A repeated pattern combined with the agency’s fee structure could be much more significant.

If your property is in Queensland, there are also specific rules around reletting costs and the obligations of owners and property managers.
