More land doesn't automatically mean a better property investment.

Land is important. But assessing it purely by square metres can miss what actually drives its value.

A 400m² block in an established Brisbane suburb with strong owner-occupier demand, good amenity and constrained housing supply can be a very different proposition to 600m² in a location where land is more readily available.

We also look at what that land actually gives you — its position, zoning and planning controls, usability, frontage, the dwelling sitting on it and how scarce that type of property is within the local market.

Because the better question isn't simply:

“How much land am I getting?”

It's:

“What is this land worth — and does the overall property represent a good purchase?”

Brisbane isn't one property market.

City-wide data is useful. It tells us where the broader market is moving and helps identify changes in conditions.

But it doesn't tell you everything you need to know about the suburb or the property, you're considering.

Different parts of Brisbane have different levels of housing supply, buyer demand, infrastructure, amenity, development activity and owner-occupier appeal. Even neighbouring suburbs can respond differently to the same market conditions.

That's why we use the headline data as a starting point, not the conclusion.

We combine it with suburb-level research, recent comparable sales and what we're seeing on the ground - buyer behaviour, competition, stock levels and the properties actually transacting.

Because the question isn't simply whether Brisbane is rising or falling. It's whether the fundamentals support the property you're considering buying.

Price and value aren't always the same thing.

When we're assessing a property, the advertised price is only the starting point.

We look at comparable sales, current competition, the individual property, buyer demand and, particularly in a changing market - what we're seeing transact right now.

Because a property being advertised at $1 million doesn't automatically make it worth $1 million.

And equally, a property advertised above your budget isn't always out of reach.

Understanding value before you negotiate can change the way you approach the entire purchase.

Before you buy an investment property, ask yourself one question: who will eventually buy it from you?

It's something investors can easily overlook when they're focused on getting into the market.

But the demand for your property when you eventually sell is an important part of what you're buying today.

Will it appeal to owner-occupiers as well as investors?
Is it in a location people genuinely want to live?
Is future housing supply constrained, or could you eventually be competing against hundreds of similar properties?

If you're buying new, this becomes particularly important. In a large developing estate, new housing may continue to be released for years. When it comes time to sell, your established property could be competing with brand-new homes nearby.

That's very different from owning one of a limited number of properties in an established Brisbane suburb where new supply is difficult to create.

A good investment strategy doesn't just consider how you buy. It considers who might want your property when it's eventually time to sell.

Is a bigger block always a better property investment?

It's easy to assume that more land automatically means more potential for capital growth.

But 600m² in one Brisbane suburb can be a very different investment proposition to 300m² in another.

What matters isn't simply how much land you own. It's the value of that land and the demand for the location.

A smaller block in a well-established suburb may benefit from stronger owner-occupier demand, established infrastructure and amenity, better connectivity and more constrained future supply.

A larger block further from those demand drivers doesn't automatically make it the stronger investment.

The right land component looks different depending on the suburb, the property and your investment strategy.

Should I wait and buy at the bottom of the market?

It's an understandable question given the headlines surrounding Brisbane right now.

Prices have recorded consecutive monthly declines, buyers have more choice and some forecasts suggest there may be further softness ahead.

So, should you wait?

The challenge is that the bottom of any property cycle is usually only obvious in hindsight.

Waiting may mean buying at a lower price. But it could also mean buying when competition has returned, negotiating conditions have tightened or your own borrowing position has changed.

Rather than trying to predict the exact bottom, we think there are better questions to ask:

Is this property good value in today's market?
Does it suit your long-term investment strategy?
Are the suburb and property fundamentals strong?
And do current conditions allow you to negotiate in ways that weren't possible 12 months ago?

Brisbane's market has changed. Buyers now have more choice and generally more time to make decisions, while well-priced quality properties can still attract competition.

The goal isn't necessarily to buy at the bottom. It's to recognise when the right property, at the right value, presents an opportunity worth acting on.

July's Cotality data shows listing volumes are down.

But does that mean there's actually less property available to buy in Brisbane?

Not necessarily.

One of the changes we're seeing on the ground is more property being offered outside the publicly advertised market, and those opportunities aren't necessarily reflected in the listing data buyers see.

For vendors, testing the market privately can provide an opportunity to gauge buyer interest before committing to a full campaign.

For buyers, it means relying solely on the major property portals may not give you the complete picture of what's available.
