I had the please of touring the Arc Penthouse, developed by Spyre Group , built by GRAYA™ , for sale with WHITEFOX Phillip Rand - WHITEFOX.

This is definitely one of the best Penthouse apartments I've seen. Sweeping views of the river and the city, its own private rooftop with pool, spa, fire pit, bbq, pizza oven.

Sunrise and sunsets would be incredible here.

You're going into every meeting desperate for a lead, and that anxiety transfers to the other person. They can sense it. Trust the process and do the work without expecting a direct outcome. There's a time to sow and a time to reap. You don't plant a seed and expect to pick fruit the same day.

Don't say expensive, say premium. Don't say fee, say investment. Don't say cheap, say affordable. The language you choose when presenting properties or your services directly impacts how clients value what you're offering. Choose your words carefully.

A business owner closes 55% of leads by calling within 60 seconds, but that won't work for buyer's agents. If your lead caller doesn't have property knowledge, clients will sense it straight away and you'll ruin your chance of winning them. Speed without expertise is a disaster.

Both sides need to win. Most buyers' agents think they need to be aggressive and mean, but the real skill is gathering information about the seller's situation. The more you know about what's happening behind the scenes, the better you can position a win-win deal.
