Did you know you could move out of your home, rent it out, and potentially still treat it as your main residence for capital gains tax purposes?
It's known as the Australian 6-year rule.
In certain circumstances, if you move out of your main residence and rent it out, you may be able to continue treating it as your main residence for CGT purposes for up to six years.
But there are conditions:
- You generally need to have genuinely lived in the property as your main residence first.
- You generally can't treat another property as your main residence for the same period, except in limited circumstances.
- The six-year period can apply again if you move back in and later move out.
It's a strategy worth understanding before turning your home into an investment property.
A decision about where you live could have a significant impact on your future tax position.
Always speak with a qualified tax professional before making a decision.
