Meet Grainne Byrne (With the beanie on) — or G, as she’s better known around the office.

Originally from Malin in County Donegal (the most northerly town in Ireland), G has been part of the Yolk team since September 2025. She started in the property industry back in 2018. After leaving the Big Four and a stint in asset management, she swapped the traditionally understated world of accounting for the rather more colourful characters of property. She began her property career in Dublin before making the move to Perth.

Outside of work, G is all about staying active — mainly cycling, with the occasional triathlon thrown in. She’s about to take part in her 5th Hawaiian Ride for Youth, cycling from Albany to Perth to raise funds for Youth Focus. And in December she’ll also take on Ironman Western Australia, which will be her 3rd full-distance Ironman.

We’re lucky to have her on the team.

Bulk earthworks are nearing completion on our North Yunderup project, set right on the edge of Wilgie Creek.

It's exciting to see this project start to take shape, with the next phase of works on the horizon. None of this progress would have been possible without Tracc Civil on the ground delivering the earthworks, the engineering expertise of TABEC Civil Engineering Consultants helping guide the way, and the continued support of the Shire of Murray throughout the project.

More updates to come as we move into the next stage.

Stage 2 at Birdwood Estate, Cowaramup has reached Practical Completion!

A great milestone for the project, and one made possible by the hard work of the team on the ground. A big thank you to Leeuwin Civil for their efforts in delivering the civil works for this stage - the results speak for themselves.

Day 2 of the Yolk Down South Tour started the way every good field day should — good weather, good breakfast, good company.

First stop was Arbour, where the team showed us the amenities being delivered on site and some of the innovative offerings that set this project apart.

We finished the tour at Birdwood, with an honest look at the real challenges of delivering product in the South West — the kind of detail that's easy to miss unless you're standing on site.

For everyone across the business who doesn't get out to these projects day-to-day, we hope this gives a real sense of the work happening and the people behind it.

Two days, six projects, and a much bigger appreciation for what's being delivered across the business. Thanks to everyone who made it such a great trip.

Last week the Yolk team hit the road for our first Down South Tour — two days visiting the projects our people pour their work into every day.

For a lot of our team, day-to-day work happens well away from site — so getting out to see the projects firsthand (and bringing the rest of the business along through moments like this) matters.

Day 1 kicked off close to home at East Vic Park, before heading to Harrisdale North to see the progress firsthand. From there we pushed south west to Embark Busselton, where the team walked us through the development and were briefed on the design ethos and concept behind the upcoming land lease and town centre — the thinking behind how these will come together and the lifestyle they're designed to create.

We capped the day with a wine tour — a great way to bring the team together after a big day on the road.

Huge credit to everyone across these projects — and to the wider Yolk team following along.

Exciting news for East Victoria Park.

We're pleased to announce development approval for our grouped dwelling project at 384 Berwick Street, East Victoria Park — 54 dwellings in one of Perth's most exciting inner-south precincts.

The site sits directly adjacent to the 4.7-hectare Edward Millen Heritage Precinct, a beautifully activated urban hub featuring a café, microbrewery and community spaces, and just 5km from the Perth CBD.

A big thank you to the team at Dynamic Planning and Developments for their work in securing the approval — we're looking forward to getting this one out of the ground.

As we wrap up another financial year, it's a good moment to reflect on the partnerships that have made it all possible.

A huge thank you to Rebecca Justice and the team at Benchmark Finance Group for their continued support across our portfolio in FY26. From structuring the finance facility for Birdwood Estate Cowaramup through to our Harrisdale North project, Benchmark have been instrumental in getting our projects off the ground and keeping them moving.

Development finance is rarely straightforward — and having a broker who understands the complexity of staged subdivision, land lease structures, and the timing pressures that come with them is genuinely invaluable.

Here's to another strong year ahead. We're grateful for the relationship.

Building a community means showing up for it.

We're proud to support the Cowaramup Volunteer Fire Brigade — the unsung heroes keeping the Margaret River region safe. As Birdwood Estate grows, giving back to the locals who protect it feels like the least we can do.

We set the team up with a kegerator and some pint glasses. They've earned it.
