Plot twist: your leaking balcony might not be a bad build. 🤯

We’re filming this one from a hotel bathroom (don’t ask), but here’s the bombshell we learned this week…

Waterproofing isn’t designed to last forever. In many cases, it’s only expected to last around 10–20 years. So when a 30 or 40-year-old apartment block starts having waterproofing issues, that doesn’t automatically mean it was poorly built. Sometimes it’s simply reached the end of its lifespan.

Yet every time buyers see a special levy for waterproofing, they run for the hills.

The reality? That fear can create opportunity.

If a unit is discounted because of a known waterproofing project, and the works are completed properly, you may be buying below market value and benefiting from the uplift once the issue is resolved.

And here’s the interesting part…

Many newer developments now use pedestal tile systems, where tiles sit on adjustable supports with a cavity underneath. No grout. No glue. When the waterproofing eventually needs replacing, the tiles can be lifted, the membrane renewed, and the tiles reinstalled.

No jackhammering.
No destroying the balcony.
No $50,000–$100,000 nightmare per apartment.

Some people think it looks unfinished.

It’s actually brilliant.
