🏡 BUDGET 2026 – WHAT THE NEW PROPERTY TAX CHANGES COULD MEAN FOR AUSTRALIANS

The Federal Government has announced some of the biggest proposed housing and property tax reforms in decades, including major changes to:
▪️ Negative Gearing
▪️ Capital Gains Tax (CGT)
▪️ Housing Infrastructure Funding

Key proposed changes include:

✅ Negative gearing to be limited to NEW homes only from 1 July 2027
✅ Existing investment properties purchased before 12 May 2026 proposed to be protected (“grandfathered”)
✅ 50% CGT discount proposed to be replaced with an inflation indexation model
✅ $2 billion infrastructure funding aimed at unlocking up to 65,000 new homes
✅ Additional support measures for first-home buyers and housing supply

What could this mean?

📉 Slower price growth in some investor-heavy markets
📈 Increased focus on new developments and higher-yield investments
🏢 Potential increased interest in commercial property
