On Friday, we hosted Beyond The Building, an afternoon built around a question we believe is becoming increasingly important for our industry:

If housing demand is so strong, what actually creates pricing power?

More so recently, the assumption has been that if there’s a housing shortage, projects will just sell.

But consumers are becoming far more sophisticated than that.

Buyers today are not simply purchasing an apartment. They’re buying into a lifestyle, a community, a sense of identity and a vision for how they want to live. They are placing greater value on amenity, wellness, convenience, connection and the quality of the experience surrounding the built form.

The reality is that demand alone doesn’t guarantee success. It doesn’t create emotional connection. It doesn’t differentiate one project from another. And it certainly doesn’t ensure long-term value.

That was the focus of Friday’s discussion as we brought together developers, consultants and industry leaders to explore the drivers of demand that extend well beyond the building itself.

A huge thank you to Andrew Hoyne from Marie-Louise Theile from Cheri Hill from and Lewis Stewart from for sharing their expertise and perspectives. The conversation challenged conventional thinking and reinforced the importance of creating places people genuinely want to belong to.

The afternoon served as a reminder that while our industry is under pressure to deliver more housing, we also have a responsibility to think carefully about what we’re bringing to market and whether it truly aligns with what consumers value.

Because the projects that will thrive in the years ahead won’t simply be those that respond to demand.

They’ll be the ones that create it.

We recently had the privilege of being some of the first to experience media training from On The Record — the new business venture by from Newscorp and from VIPERA.

Their session focused on presenting on camera — from tone and delivery through to body language and presence however the insights shared extended far beyond being on camera alone. It reinforced the importance of how our team shows up every day: with clarity, confidence, authenticity, and a genuine sense of individuality.

In a sales environment, the ability to communicate with intent and connect authentically makes all the difference. It’s something we’re continually investing in — ensuring our agents are not only highly capable, but also confident in how they present themselves and engage with clients.

Today marks 4 years since Erin joined us at MOTIV. Some people join the team in unexpected ways and Erin might be the best example of that.

She originally started as my driver when I temporarily lost my licence. Before anyone asks, nothing scandalous, just a classic case of poor life administration.

What was meant to be a short term solution quickly turned into something else entirely.

Erin moved from my driver, to sales and marketing administrator, to marketing associate, and now our Digital Executive.

Along the way, we backed her but more importantly, she backed herself, taking on additional courses and training to build her skillset, and somewhere in that journey she quietly became the backbone of the operation.

Out of anyone in the team, Erin’s growth has been the most impressive to watch. She’s the one behind the scenes making sure everything actually happens. Campaigns, launches, content, systems, all of it.

What started as a practical fix has turned into one of the best hires we’ve ever made.

Also a small public service announcement. If anyone is thinking about trying to poach Erin, don’t. We noticed first.

2025 was a defining year for MOTIV, one shaped by clarity, discipline and intent. It was a year where growth was deliberate, strategy led every decision, and momentum was built thoughtfully rather than chased.

Throughout the year, we were exclusively appointed on more than $3.5 billion in projects, delivered over $500 million in sales, and saw $1.2 billion worth of projects move confidently into construction. With an average sales price of $2.275 million and more than 700 private appointments, we continued to operate with control, consistency and purpose.

Behind the numbers were hundreds of conversations and thousands of touchpoints, each reinforcing our belief that velocity should never come at the expense of value. Price integrity was protected, escalation was implemented strategically, and every decision was made with long-term outcomes in mind.

Strategy came before spend, and the 1%ers always mattered.

A huge thank you to our developer clients, consultants and our amazing team.
