Smart Rental Bonds is a new NSW Government scheme designed to make moving rental properties easier for tenants.

Instead of a tenant having to pay a completely new bond while waiting for the old bond to be refunded, an eligible tenant can transfer their existing bond directly to the new rental property through Rental Bonds Online.

Simple example

A tenant currently has:

* Existing bond: $2,000
* New property’s bond: $2,500

With Smart Rental Bonds, the tenant can transfer the $2,000 existing bond and only pay:

* $500 bond difference
* $25 Smart Rental Bonds fee

So they don’t have to find another $2,500 upfront.

What happens to the old property?

The old bond is still dealt with normally. If the previous landlord has an agreed claim—for example, $500 for damage—the NSW Government pays that agreed amount to the landlord, and the tenant then owes that amount to the Government. Normal dispute and NCAT processes continue to apply.

Important for you as a property manager

There is no major change to the agent/landlord bond process. You still lodge the new bond through Rental Bonds Online. However, you should check whether the incoming tenant has an existing RBO account and wants to use Smart Rental Bonds.

The scheme is being rolled out progressively in NSW, with Parramatta, Central Coast and Penrith among the first areas in the August 2026 rollout.
