17 Years of Property Management

Today we celebrate 17 years in business, and what a journey it has been.

We’ve been digging through the archives and found some great memories, our original premises, a converted workshop and shed, and some of the old newspaper ads we ran before social media even existed, hard to believe now. Some of Mat’s marketing was questionable, but it worked! Imagine these next to the boring black and white “To Let” section!

From the very beginning, we were a little controversial in the industry, and proud of it. We set out to do things differently and created the first independent property management only business in Launceston.

What started as a team of two has grown to a crew of 15, managing close to 800 homes across the Launceston. Every step of that growth has been built on relationships, reputation, and the incredible people who have been part of the journey.

We’ve been lucky to have many long term team members alongside us, and we’re grateful to every person who has contributed, even for a short time, to making such a great place to be.

To our clients, customers, team, and trade partners, thank you for your support over the past 17 years. We couldn’t have done it without you.

What does “median rent” actually mean?

You’ll often see median rent mentioned in market updates, but it’s not the average.

Median rent is simply the middle rent price in the market.

Here’s how it works 👇
All rental prices are lined up from lowest to highest.
The price right in the middle is the median.

Why does that matter?
Because:
• 50% of homes rent for less
• 50% rent for more
• And extreme highs or lows don’t skew the results.

That’s why median rent gives a clearer picture of what’s typical not the extremes.

Launceston example (based on realestate.com.au data):

If recent weekly rents in Launceston look something like this:
$380 • $420 • $520 • $650 • $900

👉 The median rent is $520 per week, because it’s the middle number, not influenced by the highest or lowest listings.

This is why median rent is the figure most commonly used by platforms like realestate.com.au when reporting on the Launceston rental market, it reflects where the bulk of the market actually sits.

As property managers we use median as a guide and then we look at the features, location, current demand and any other benefits or possible objections they may influence the price up or down.

That’s why it’s important to have a property manager who understands the local market and how to guide you on the potential return on your investment.

Mid to late December is traditionally a slower month in the rental market. Each year, we strategically recommend that our clients pause on launching marketing from the third week of December until after the holiday period. This avoids advertising during a time when enquiry drops, decision-making slows, and momentum can be lost at a critical stage of a campaign.

Despite this intentional pause, our results speak for themselves:
