In any property market, holding capacity matters. After the Federal Budget, I think more buyers will need to ask this question earlier: “Can I comfortably hold this property if the cash flow looks different to what I expected?”

That doesn’t mean every buyer needs to stop. It means the preparation needs to be stronger.

Before buying, it’s worth reviewing:

✅ finance preapproval

✅ cash flow

✅ buffers

✅ likely holding costs

✅ maintenance allowances

✅ tax advice

✅ long-term goals

Property is a long-term decision. If the plan only works when everything goes perfectly, the plan may need more work.

Tax matters, of course. But it shouldn’t be the only reason someone buys an investment property.

A stronger property decision usually starts with fundamentals like:

Most Queensland property buyers I speak with are asking the same question right now:

“What does the Federal Budget mean for property?” It’s a fair question.

The headlines around negative gearing and capital gains tax have created plenty of uncertainty. Some are wondering whether they should wait. Others are asking whether existing property still makes sense or whether new builds should now be part of the conversation.
