Did Victoria really break the national house price record? 🏑

In Episode 1 of Opteon's Prestige Property Insights Series, our Director of Residential Prestige NSW Gabriel Carreno drops a fun fact worth knowing.

Coonac, a grand Victorian estate in Toorak, reportedly sold for $136.1 million in January 2025, with Victoria claiming the national house price record. The catch? That figure included an adjoining apartment complex purchased for $12.1 million. The house itself transacted for $124 million, leaving New South Wales with two Point Piper sales at $130 million each still holding the title. Beyond the record debate, Melbourne's prestige market is cautious and highly selective right now. Toorak has seen some of the sharpest declines, while lifestyle pockets like Middle Park are holding up comparatively well.

More than two million Australian investment properties could need a valuation when the CGT changes take effect on 1 July 2027.

Our Managing Director Australia and New Zealand, Scott Chapman, on why the ATO's standard formula may not reflect reality: "property values don't grow evenly year to year."

In one modelled scenario, an independent valuation saved a Hawthorn owner more than $22,000.
