“Housing is a Human Right. Build It.” 🏠

Established by the International Union of Architects (UIA) in 1985, World Architecture Day is observed every first Monday of October, running in parallel with the United Nations’ World Habitat Day.

Architecture is more than designing buildings—it is about creating safe, dignified, and inclusive spaces where people can live, grow, and belong.

This World Architecture Day, let us remember that housing is not a privilege, but a fundamental human right. As architects and future architects, we have the responsibility to design with purpose, advocate for accessibility, and help build communities where everyone has a place to call home.

PROJECT ORCHARD | MILESTONE UPDATE

Project Orchard is now standing tall and taking shape.

Following completion of the slab, framing works have progressed across both levels of our purpose built 9 bedroom rooming house development at Project Orchard.

The ground floor external and internal wall framing is now established, together with the upper floor structure, wall framing and floor framing. The building layout is becoming clearly defined, with room divisions, common areas, corridors, circulation spaces and door and window openings now visible across both levels.

At this stage of the build, the design starts to move from plans on paper into a real sense of scale, proportion and how the home will ultimately function for its residents.

For us, purpose built rooming house development is about more than simply creating accommodation. It is about designing well considered homes from day one, with practical layouts, quality shared spaces and a clear focus on how residents will live, move, share and connect.

We are looking forward to the next milestone as roof framing progresses and services rough in gets underway.

PROJECT WILLOW | SELECTIONS DAY
A different kind of progress on Project Willow this weekend. Stepping away from plans and construction details and into the materials, finishes and colour selections that will bring the spaces to life.

Yesterday was all about working through textures, tones, surfaces and finishes to create a cohesive palette that feels warm, contemporary and considered.

For us, good design is never just about how a space looks. It is about how it feels to live in, creating welcoming, functional and durable spaces that support the way people actually live.

Another step forward in shaping Project Willow into a purpose built, premium co-living home.

PROJECT ORCHARD | MILESTONE UPDATE

The footprint is now clearly taking shape at Project Orchard.

Our purpose built 9 bedroom rooming house development has completed the principal site clearing, sewer diversion, new sewer access works, screw piles, under slab services, slab preparation (formwork, membrane, waffle pods, reinforcing steel) and slab pour.

For us, purpose built rooming house development is about more than adding rooms. It is about creating well considered homes that are designed from day one for the way residents will actually live, share and connect.

We are looking forward to the next milestone as the build moves into the next phase and starts to rise above ground.

If you wouldn’t want your mum, dad, son, daughter, friend or employee living there, why build it?

That question guides how I think about rooming houses.

Too often, the focus is on squeezing in more beds and meeting a checklist. But people aren’t problems to be managed, they’re individuals who deserve a place that supports their wellbeing and their goals.

Quality housing should feel safe, considered and dignified. It’s not about luxury; it’s about the basics being done right, and the little things that show someone thought about the person who will actually live there.

Here’s what that looks like in practice:

🛡️ Safety first. Secure entries, good lighting, fire safety, and homes that feel looked after.

🛏️ Private space that’s truly private. Bedrooms with locks, enough room to rest and recharge.

🧹 Clean, functional shared spaces. Kitchens and bathrooms that are modern, well maintained and easy to use.

🤝 Respectful house culture. Clear house rules, open communication and prompt responses when issues arise.

🌿 Location with lifestyle in mind. Close to transport, shops, jobs and green space.

🔧 Built to last. Quality fitouts, good ventilation, smart storage and low maintenance materials.

When we build with purpose, we create more than just a place to stay - we create stability, opportunity and community. Better experiences lead to better outcomes for tenants, neighbours and investors alike.

At the end of the day, people remember how a home makes them feel. Let’s build places we’d be proud for the people we care about to call home.

I believe the rooming house sector needs fewer rushed conversions and more purpose designed, high quality executive accommodation.

For too long, many rooming houses have been created by asking, “How many rooms can we fit into an existing house?” rather than asking the far more important question:

“How do we create a home where people genuinely want to live?”

Residents want privacy, dignity, security and comfort. They want more than a bedroom at the end of a hallway. They want private ensuites, kitchenettes, quality furnishings, natural light, secure access, quiet spaces and a home they can feel proud to return to.

Investors want performance. They want a well designed product that attracts quality tenants, supports strong occupancy, reduces turnover, minimises management issues and protects the long term value of their investment.

Councils want confidence that developments are compliant, professionally designed, properly managed and capable of contributing positively to local housing supply.

Communities want reassurance that rooming houses will be attractive, well maintained, respectful of neighbouring properties and a positive addition to the area.

A better product serves all four.

When rooming houses are thoughtfully designed from the outset, they can provide an important housing option for professionals, essential workers, people relocating for employment and those seeking greater independence without the financial burden of renting an entire property.

At EME Property Developments, we believe attainable housing should never mean compromising on quality, dignity or lifestyle.

Our focus is on creating premium, purpose designed accommodation that gives residents genuine privacy and independence, while still providing opportunities for connection and community.

The future of rooming houses should not be about squeezing more bedrooms into unsuitable existing homes, cutting corners or delivering the cheapest possible conversion. It should be about raising the standard.

Better design. Better amenity. Better management. Better outcomes for residents, investors, councils and communities.

We do not simply need more rooms. We need better homes.

Conversions can look attractive because the entry cost may be lower than a new build. An existing house, older dwelling, commercial building or underutilised asset can appear to offer a quicker and more affordable pathway into the rooming house market.

But “cheaper upfront” does not always mean “better investment”.

When assessing a conversion, investors need to consider the hidden risks that can impact both feasibility and long term performance.

Design limitations
Older buildings were not designed for modern rooming house living. Existing layouts can restrict room sizes, circulation, bathrooms, natural light, storage, accessibility and overall tenant amenity.

Retrofit costs
Upgrading an existing building can uncover unexpected structural, services, drainage, electrical, plumbing, fire safety or compliance issues. These costs can quickly reduce or remove the perceived upfront savings.

Compliance upgrades
Rooming houses must meet specific building, safety and regulatory requirements. Bringing an existing building up to the required standard can be more complex, expensive and time consuming than expected.

Amenity compromises
A conversion may result in awkward layouts, shared facilities that feel forced, limited privacy, poor acoustics, inadequate parking, reduced outdoor space or a product that does not feel premium.

Long term tenant appeal
Tenants are becoming more discerning. They want comfort, privacy, security, quality finishes, good design and a home they are proud to live in. If the product feels like a compromised retrofit, this can impact rent, occupancy and tenant retention.

At EME Rooming Houses we only develop new build rooming houses.

Why? Because new builds allow us to design the product properly from the beginning. We can consider compliance, functionality, tenant amenity, privacy, security, maintenance, durability and investment performance before construction starts.

For us, the goal is not just to create accommodation. The goal is to create well-designed, dignified and high-performing co-living rooming house assets built for long-term success.

Sometimes the cheapest option at the start can become the most expensive option later.

I am a mum, wife and business owner in a male dominated industry. That means I understand pressure, responsibility and long term thinking. EME Rooming Houses is built with that same mindset: make decisions today that still make sense years from now.
