🚨 NEW APARTMENT – NON-COMPLIANT BALUSTRADE!
Another defect identified during a Pre-Purchase Completion Inspection (PCI) of a newly constructed Class 2 residential apartment building.
The precast concrete balustrade installed to the balcony did not achieve the minimum required 1,000mm height, falling short of the applicable NCC safety requirements.
A balustrade is a critical safety feature, not simply an architectural finish. Inadequate barrier heights can expose occupants to serious fall hazards and require rectification.
🏗️ Why is a PCI inspection so important?
Purchasing a brand-new apartment does not guarantee that it has been constructed correctly or complies with the National Construction Code.
A professional independent PCI inspection can identify:
Non-compliant construction and safety defects.
Poor workmanship and incomplete finishes.
Waterproofing and drainage issues.
Defective balustrades, handrails and stairways.
Roofing, structural and building envelope defects.
Don't assume everything is compliant just because it's brand new. Identify defects before settlement and before you take ownership.
Independent building advice can save you considerable expense, stress and potential safety issues down the track.
