There's lies, there's damn lies, and then there's statistics. So with plenty of doom and gloom in the headlines, what do the numbers actually tell us?

Over the last three months, apartments are up more than 5.5% and houses are up more than 5.5%. That takes the 12 month gain to 23% for apartments and 18% for houses. If that's a correction, can I please have two?

Yes, stock levels are rising. But look behind the number. Perth normally sees around 3,500 transactions a month. Since the budget it has been closer to 2,500 as buyers hold their breath and work out what it means for them. That's not people exiting the market, it's a natural build up of stock while sentiment catches up. The question is how long the market can hold its breath.

Here's the other piece. Population grew 2.2% over the past 12 months, around 65,000 people through migration and natural births. In the same period we built roughly 20,000 homes, leaving us about 5,600 properties short. For context, that's nearly three suburbs worth of shortage.

The fundamentals are strong. What's shifted is sentiment. Investor demand for existing stock has softened as government incentives push buyers toward off the plan and new builds, but there's a silver lining: fewer rentals available means rents are climbing sharply. Cash flow is looking genuinely good. Forget negative gearing, these ones are paying their way today.

So whether you're a tenant, an investor or an owner occupier, if you find something that suits you, my advice is simple. Act.
