WEEKLY PROPERTY MARKET UPDATE 🏡

Sales transactions in Perth last week were down 12.4 per cent on the previous week, with REIWA members reporting 600 transactions.

There were 7,565 properties for sale in Perth at the end of last week, which is 2.9 per cent higher than the previous week.

Last week's total figure of properties available for sale is 6.9 per cent higher than four weeks ago and 157.2 per cent higher than levels seen a year ago.

August Market Update: The number of properties for sale in Perth reached 7,335 at the end of August, up 7.8% from July and 146.1% from August 2025, marking the highest level since March 2023.

REIWA President Suzanne Brown says the rise was a result of an easing of demand and the increase in the time taken to sell a property.

“As we know, the heat has well and truly come out of the market and the increase in active listings represents an easing in demand, which has led to a decline in sales activity," she says.

The Perth property market recorded very strong price growth over 2025-26. This was due to lower-than-average new listings for the three quarters of the financial year, and strong demand.

The unit market, which includes a significant number of strata titled properties, outperformed the housing market for both the rate of price growth and speed of sales in 2025-26.

At the end of the financial year, the median unit sale price rose 22.7 per cent to $675,000 over the year, while the median house price rose 16.9 per cent to $935,000. The median time to sell a unit dropped to a record low of seven days in February, while the median time to sell a house was eight days that month.

The high level of growth in the unit market has generally been a reflection of the demand for affordable housing, particularly near the city or key lifestyle hubs. However, performance varied across the four main types of unit market – villas, townhouses, home units and apartments.

Private landlord fine highlights value of professional property management

A nearly $6,000 penalty is a timely reminder that managing your own rental comes with significant legal responsibilities.

Consumer Protection announced on Wednesday that a Jane Brook landlord was fined $3,300 and ordered to pay $2,606 in costs after breaching the Residential Tenancies Act.

“Private landlords take on the full responsibility of complying with WA’s tenancy laws when they choose to manage a property themselves, and those laws have changed significantly in recent years,” says REIWA President Suzanne Brown.

“For property investors, choosing a REIWA member means having a professional in their corner who is connected to the state’s peak real estate body and supported to maintain high professional standards.”

INFLATION UPDATE | Inflation eased further in the 12 months to July 2026, with CPI down to 3.5% from 3.8% in June.

Housing remained the largest contributor, up 5.0%, driven by the ending of Commonwealth and State Government electricity rebates, new dwelling prices and rents.

Core inflation, which is closely watched by the RBA, was 3.6% in the year to July 2026 which is unchanged from June. The RBA's next meeting regarding interest rates is on 29 September.
