May Market Update: The time taken to sell a property in Perth has nearly doubled in the past three months.

REIWA President Suzanne Brown says the market had eased over the past two months. An increase in new listings, shifting buyer sentiment and three consecutive rate rises have given buyers more choice and made them more discerning.

“As a result of these changes, properties are taking slightly longer to sell,” she says.
“Conditions vary from suburb to suburb, so if you are thinking of selling, I recommend you speak with your local REIWA agent about market activity in your area.”

In the 12 months to April 2026, the Consumer Price Index rose 4.2%, easing from 4.6% recorded in the year to March.

Core inflation, which is closely watched by the RBA, increased 3.4% over the year to April, up slightly from 3.3% in March. While it remains above the RBA’s 2 to 3 per cent target range, expectations are that the cash rate will remain unchanged at the next meeting on 16 June. This would be welcome news for those with a mortgage or looking to buy a home.

The largest contributors to annual inflation were transport, up 6.6%, and housing, up 6.3%. Fuel (up 18.6% over the year) was the main contributor to transport costs despite the reduction in the fuel excise. Electricity prices, up 22.5%, remain the key driver of housing inflation following the end of Commonwealth and State Government electricity rebates.

FEDERAL BUDGET'S TAXATION REFORMS: THE WA Perspective by REIWA

New Federal taxation reforms will impact investors and rental supply, with little benefit for first home buyers, particularly in WA, where housing demand remains strong and vacancy rates remain low.

Housing in focus: The 2026–27 State Budget includes a $4.7 billion investment in housing over four years, with several measures addressing recommendations from REIWA’s Pre-budget submission.

Key initiatives include increased stamp duty thresholds for first home buyers, investment in new housing supply, expanded the off-the-plan concessions scheme, social and regional housing funding, and measures to boost construction capacity.

April market update: Perth’s property market eased slightly, with active listings rising and giving buyers more choice across the market.

REIWA President Suzanne Brown says the increase in listings was a positive sign but cautioned it was too soon to determine if the market had peaked.

“It is typical to see sales activity decline in April. This is due to the number of public holidays and school holidays. The number of weekly sales did increase in the last full week of the month,” she says.

“However, buyers are also being cautious as a result of the broader impacts of the Middle East conflict.”

Despite easing conditions, appealing properties are still attracting multiple offers, just not quite as many as they might have done a few months ago.
