Perth Property Market Update | May 2026 📊

The Perth market has shifted since the start of the year, with more listings starting to come through. There were 4,601 properties for sale at the end of last week. That is 3.2% higher than the previous week and 25.4% higher than it was four weeks ago.

For buyers, this shift creates more choice and calms the process of finding their next home. Extreme scarcity can almost create a sense of panic. That has calmed down. Earlier in the year, many buyers were being forced to make fast decisions with limited stock to compare. Now, there is slightly more choice, which means buyers can be more selective, take a second look, and assess value and fit more carefully.

For sellers, the market is still favourable, but it is no longer a market where “everything sells no matter what”. The more considered market means that correct pricing, the right strategy and an agent who knows the market and knows how to explain and position with clarity, and negotiate with skill, is once again essential to a successful process and ensuing you have really found the optimal buyer and achieved the best possible outcome.
