If I were buying an investment property in Wollongong, I'd look at practical factors first.

Proximity to the free bus, beach, town, University of Wollongong, and Wollongong Hospital are key.

These factors increase liveability, ease of leasing, and appeal to a wider range of tenants.

Depending on budget, I'd generally prefer a house over a unit, as building quality in Wollongong apartments can vary and strata costs can increase your expenses annually.

If a unit is the better option, I'd insist on a quality building with a strong reputation, like Parq on Flinders.
