"The rental crunch isn't peaking. It's just getting started."

According to Property Council modelling, apartment completions on the Gold Coast are forecast to fall from around 1,900 last year to under 100 by 2027. Over the same period, the population here is still growing by around 15,000 people a year.

More people looking for a home. Far fewer new homes being delivered to meet them.
For landlords, that's a strong position to be holding property in. For tenants, it means the strategy needs to be sharper than simply waiting it out.

You've probably heard the market described as "slowing down" or "balancing out." Here's what that actually means, because it depends on which market you're talking about.

Sales conditions are genuinely shifting toward more balance. Buyers have more choice, and neither side holds all the leverage the way they might have a year or two ago.

Rentals haven't followed the same pattern. Gold Coast vacancy is still sitting around 1.1 to 1.2%, well under the 3% considered balanced. Demand for rental properties remains historically strong.

Two markets, moving at different speeds, at the same time. That's not a contradiction. It's just how property works.
