With 49 years of experience and more than 20,000 settlements behind us, making sure nothing gets missed is something we have built our entire process around.

Here is how it works.

⚙️ Systems and processes designed for accuracy

From the moment a client nominates us, our onboarding platform Conveyancing Concierge captures all the right information upfront in a clear and organised way. This sets the foundation for everything that follows.

Our settlement software Real Time Conveyancer then manages the workflow through every stage of the transaction - keeping the whole team across every detail, every deadline and every document.

✔️ A whole team on every matter

At Safety Bay Settlements, every file is worked on by the team - not just one person. Before any settlement is signed off, everything has been reviewed multiple times.

The result is a process where details do not slip through, deadlines are always met, and our clients can proceed to settlement day with complete confidence.

đź“‹ Checklists at every stage

Every stage of our process has checklists built in. Every condition, document and key date is tracked and followed up proactively - so nothing is left to chance or memory.

🤝 What this means for you

When you nominate Safety Bay Settlements to handle your settlement, you are working with a team whose systems and culture are built entirely around thoroughness and accuracy - from the first document to the final settlement.

Whether you are buying, selling or transferring property, if you have an upcoming settlement, we are here to help.

Shortly before your settlement date, your settlement agent will provide you with a settlement statement. It is one of the most important documents in the process - and one that every buyer and seller should take the time to understand.

đź’ˇ What is a settlement statement?

A settlement statement is a detailed financial summary prepared by your settlement agent that shows exactly how the money will flow on settlement day.

🏠 What does a buyer's settlement statement typically show?

✔️ The purchase price of the property
✔️ The deposit already paid and how it is applied
✔️ The loan amount being drawn from your lender
✔️ Transfer duty payable
✔️ Settlement agent fees and disbursements
✔️ Adjustments for council rates, water rates and land tax
✔️ The final balance required from you to complete settlement

🏡 What does a seller's settlement statement typically show?

✔️ The sale price of the property
✔️ The discharge of any outstanding mortgage
✔️ Real estate agent commission
✔️ Settlement agent fees
✔️ Any rate adjustments payable to the buyer
✔️ The net proceeds you will receive after all deductions

đź“‹ What should you do when you receive it?

Review it carefully. If any figure appears incorrect or you have a question about a line item, contact your settlement agent before settlement day. It is far easier to resolve an issue in advance than on the day itself.

With 48 years of WA settlement experience and more than 20,000 settlements completed, our team prepares settlement statements with complete accuracy and transparency.

Whether you are buying your first home, upgrading, or building an investment portfolio, if you have an upcoming purchase or settlement, we are here to help.

2026 MACA Cancer 200 Ride! 🚴‍♀️🧡

A huge congratulations to our very own Director, Sarah Mahony, who has just completed her 15th year riding in the MACA Cancer 200 Ride!

Sarah personally raised an incredible $15,049 this year, with her Coogee Cycling Crew team raising $36,404, bringing their total fundraising efforts to a whopping $395,000 over the past 15 years! 👏

This year's event saw 1,700 riders raise over $9 MILLION for cancer research at the Harry Perkins Institute of Medical Research. What an incredible effort!

Here at Safety Bay Settlements, we're proud to continue donating and sponsoring this fantastic cause, and it's very much a family affair, with our very own Kim McDonald (aka Papa!) once again taking on his trusty role as support bus driver and chief cheerleader for the crew! 🚌

A massive thank you to everyone who donated, sponsored, volunteered, cheered on the riders and supported the team along the way. It all makes such a difference!

We're incredibly proud of Sarah, Kim and the entire Coogee Cycling Crew for another amazing year.

Another 200km done and dusted! Bring on 2027! 🚴‍♀️🧡

When property is involved in a deceased estate, there are specific steps that need to be followed - and having a team who can guide you through them clearly makes a real difference during what is often a difficult time.

đź’ˇ What is a deceased estate settlement?

When an owner of a property passes away, what happens next depends on how the property was owned and what documents are in place. Our team will guide you through all of this from the very beginning.

đź“‹ The two most common scenarios:

👥 Joint ownership - survivorship application When two people own a property together and one passes away, a survivorship application is lodged with Landgate to transfer the deceased person's share to the surviving owner. We manage this process and guide the client through each step.

đź“„ Sole ownership - probate and transmission application When the deceased owned the property solely, their executor applies for probate through the Supreme Court of WA. Probate confirms the executor's authority to deal with the estate - including the property.

Once probate is granted, a transmission application is lodged with Landgate to transfer the property into the executor's name so it can be transacted on.

🏠 Can a deceased estate settlement happen alongside a sale?

Yes - the estate transfer process can happen either as a standalone matter or at the same time as the sale of the property. We manage both and will always explain clearly what is required and when.

We will prompt when we need to sight original documents such as a death certificate or probate grant - and we handle the lodgement process on your behalf throughout.

With 48 years of WA settlement experience and more than 20,000 settlements completed, we handle deceased estate matters regularly and with the care they deserve.

Whether you are buying, selling or transferring property, if you have an upcoming settlement, we are here to help.

When you purchase a property in WA, one of the first financial obligations you will encounter is the deposit. But what exactly happens to that money between the time you pay it and the day settlement is completed?

Here is a plain-English explanation.

đź’ˇ What is a deposit?

A deposit is a sum of money paid by the buyer to demonstrate their commitment to the purchase. It is typically a percentage of the purchase price (commonly around 5% to 10%) though the amount is negotiated and agreed upon in the Offer and Acceptance.

đź“… When is the deposit paid?

The deposit is generally paid within a specified number of days of the contract being signed by both parties, as stated in the Offer and Acceptance.

🏦 Where does the deposit go?

In WA, the deposit is held in a trust account - either by the real estate agent or the settlement agent - until settlement is completed.

This means the deposit is protected during the settlement process and is not accessible to either party until the transaction is formally completed.

đź“‹ What happens to the deposit if the contract falls through?

This depends on the circumstances:

✔️ If the contract is terminated due to an unsatisfied condition - such as finance not being approved - the deposit is generally returned to the buyer.

➡️ If the buyer defaults on the contract without a valid basis, the seller may be entitled to retain the deposit.

🔑 How is the deposit applied at settlement?

At settlement, the deposit is applied toward the purchase price. The balance is then paid either from the buyer's own funds or through their lender.

With 48 years of WA settlement experience and more than 20,000 settlements completed, our team manages the flow of funds accurately and ensures every client understands what to expect.

Transfer duty, previously known as stamp duty, is one of the biggest upfront costs a buyer faces when purchasing property in Western Australia.

Here's a plain-English breakdown of what it is, how it's calculated, and what concessions may be available.

đź’ˇ What is transfer duty?

A state government tax on the transfer of property in WA. It's calculated on the purchase price or market value (whichever is higher) and is payable by the buyer.

📊 How is it calculated?

On a sliding scale. The higher the price, the higher the duty. Your settlement agent will calculate the exact amount as part of your settlement preparation.

🏠 Are there any concessions?

Yes, depending on your circumstances:

✔️ First Home Owner concession - reduced or waived duty for eligible first home buyers below certain thresholds
✔️ Principal place of residence concession - a reduced rate if the property will be your main home
✔️ Off-the-plan concession - available in certain circumstances for off-the-plan apartments

Eligibility depends on specific criteria and must be applied for correctly at settlement.

đź“… When is it payable?

Generally at or before settlement. Your settlement agent will advise the amount and timing.

With 48 years of WA settlement experience and more than 20,000 settlements completed, our team calculates transfer duty accurately and makes sure all applicable concessions are applied.
