Sunshine Coast Airport has appointed Tony Edmondstone as its next chief executive, taking over in 2027 from Chris Mills, who departs in November.

I know, leadership news isn't usually property news, but this time it is, because of what he's inheriting:

The $170 million terminal redevelopment is well underway and due for completion in 2027. It will double the terminal footprint, triple the departure lounge space and increase departure gates by 40%. The Gateway Precinct property development is progressing alongside it.

Why infrastructure like these matters for property values:

1. More capacity means more connectivity. More flights make the region viable for more businesses, more remote workers, and more interstate buyers who'd like to get home for Christmas without three legs and a hire car.

2. The Gateway Precinct adds commercial and industrial land. Employment close to home changes where people are prepared to live.

3. Airport catchments underpin long term demand. Edmondstone described the airport as servicing a population catchment of one million people. That's the number worth sitting with.

4. This is a decade story, not a quarter story, which is exactly why it's worth paying attention to while the market is quiet and everyone else is distracted.

"Everyone's moving here" has been the Coast's defining property narrative for five years.

The region sat around 346,000 people in 2021. Council aligned projections put it near 393,000 for 2026, with council forecasting over 540,000 residents by 2046.

Cotality research director Tim Lawless has named a slowdown in population growth as one of the factors currently affecting demand, alongside affordability pressure, high interest rates and weak consumer sentiment.

Both of those are true at once as migration isn't a permanently fixed tap. It responds to affordability, and the Coast got expensive.

What hasn't changed is supply. Building approvals across the region rose just 0.7% in 2025 to 2026, from 3,221 to 3,244 dwellings. Even at a slower rate of population growth, that arithmetic doesn't balance.

What it actually means? Structural demand is real over a decade while cyclical demand is soft right now. If someone quotes you only the first part, they're selling you optimism, and if they quote only the second, they're selling you fear.
