A property may be marked SOLD, but there is still an important part of the transaction to go.

Between the moment contracts are exchanged and the day settlement takes place, there are a number of steps that need to be completed behind the scenes.

1️⃣ Contractual obligations
Both parties may have obligations to meet before settlement. This can include satisfying special conditions, providing required documents and meeting important contractual deadlines.

2️⃣ Finance and settlement preparation
For buyers, finance and lender requirements need to be finalised. At the same time, the relevant parties work through the legal and administrative requirements needed to prepare the transaction for settlement.

3️⃣ Final coordination
As settlement approaches, your conveyancer coordinates with the other parties involved to ensure documents, funds and instructions are in place for the agreed settlement date.

Why it matters?

The SOLD sign may be up, but the conveyancing process is still very much underway. The period between exchange and settlement is where important deadlines, obligations and final preparations need to come together.
