🏡 BIG CHANGES COMING TO THE AUSTRALIAN HOUSING MARKET 🏡

There has been a lot of talk lately about the Government’s proposed tax changes and what they could mean for property prices, investors, renters and first home buyers.

In simple terms, the proposed changes are designed to:
✔ Reduce investor competition on existing homes
✔ Encourage more NEW homes to be built
✔ Help first home buyers enter the market

The two biggest proposed changes are:

🔹 Changes to Negative Gearing
Future investors buying existing homes may no longer receive the same tax benefits they currently do.

🔹 Changes to Capital Gains Tax (CGT)
The current 50% tax discount on investment property profits may change in the future.

So what could this mean?

➡ Investors may focus more on new builds
➡ Existing homeowners are mostly protected
➡ Regional areas like Tamworth may continue to perform strongly due to affordability and strong rental demand
➡ Rental shortages could remain a challenge if fewer investors enter the market

At this stage, many of these changes are still proposed and we will continue to monitor what happens moving forward.
