Is a quieter market the right time to buy? With prices softer in many areas, there's less urgency, more choice and sellers who are often more open to negotiating.

Before you leap...

Skip the guesswork. Finding the bottom of the market is a hard game. Find a property that suits your budget and still works in five or ten years.

Plan for the real numbers. Check your repayments at a rate one to two percentage points higher than today, and don't build your budget around the maximum a bank will lend you.

Don't forget the extras. Stamp duty where it applies, legal fees, inspections, moving costs, then rates, insurance and maintenance. Keep a buffer for those first few repairs.

Three rate rises this year have cut into borrowing power, and buyers are following their budgets. This means looking further from capital cities, at regional markets, or at units instead of houses.
Our First National offices are seeing it first-hand.

The biggest jumps in house searches between July 2025 and July 2026:
🔹Julatten, near Port Douglas, up 235 per cent (land there can still sell for under $1 million),
🔹Biggenden up 222 per cent
🔹Apple Tree Creek up 210 per cent, both inland of Hervey Bay.

Capital cities are feeling it too. Risdon Vale and Gagebrook in Hobart, and Monash, Oxley and Holder in Canberra, are all drawing more interest as buyers chase value close to the city.

Buying a home is exciting — but it's also a big decision. 🏡

Before making an offer, take a step back and make sure you're looking beyond the first impression.

Here are 5 common buying mistakes to avoid:

💰 Stretching your budget – Know your numbers and allow for the additional costs of buying.
📍 Overlooking location – Think about how the suburb and surrounding area will suit your lifestyle now and in the future.
🔎 Skipping due diligence – Inspections and property research can help uncover issues before you commit.
❤️ Buying emotionally – It's important to love your home, but don't let emotion push you beyond your limits.
📊 Not researching the market – Understanding comparable sales and local market conditions can help you make a more informed offer.

A little preparation can make a big difference when it comes to making a confident property decision.

Auction or private treaty — which selling method is right for your property? 🏡

Choosing how to sell your home is an important part of your overall selling strategy. In Australia, both auction and private treaty can be effective approaches, depending on the property, local market and your individual circumstances.

Before deciding, consider:

🔹 Buyer demand — Is there strong competition for properties like yours?
🔹 Your property — Who is the likely buyer and how does your home compare with recent sales?
🔹 Pricing strategy — Would you prefer to advertise an asking price or create an auction environment?
🔹 Your timeframe — Do you want a defined auction date or greater flexibility around negotiations?
🔹 Local market conditions — What are recent comparable properties achieving?

The best strategy starts with understanding your property and your local market.

If you're considering selling on the Tweed Coast, I’d be happy to help you understand your options and create a selling strategy tailored to your property. 📲🏠

First National Bonnici & Associates went the distance for the Spring 2026 Sh*tbox Rally.

William Bonnici and teammate Carey drove approximately 3,400km from Adelaide to Darwin over seven days, raising funds for the Cancer Council. Their ride: a 2000 Toyota Corolla named "Maureen."

The pair set out to raise $20,000. Despite Maureen cracking a radiator in the final 600km, they pushed through and raised more than $21,000. Across the rally, participating teams raised over $2.5 million for cancer research.

Congratulations to William and Carey on a huge effort!
