June 2026 — 18,694
July 2026 — 14,996 ↓ 19.8%
August 2026 — 14,232 ↓ 5.1%

For comparison, August 2025 recorded 18,056 transfers.

That means August 2026 was down more than 21% compared with the same time last year and transfer volumes have fallen almost 24% since June.

So, what are we seeing on the ground?

We’re seeing buyers becoming more cautious, more contracts terminating, greater use of special conditions and more negotiation following building and pest inspections. In some cases, buyers are seeking price reductions rather than simply proceeding at the agreed contract price.

Contracts are also requiring more work to keep together from signing right through to settlement.

WHAT DOES THIS MEAN HEADING INTO SPRING?

Spring is traditionally an important period for the property market, and the coming months should give us a much clearer picture of whether this slowdown is temporary or part of a broader short-term trend.

For sellers, it’s another reminder that pricing, presentation and getting the contract right from the beginning are more important than ever.

We’ll continue keeping a close eye on the numbers and what we’re seeing locally as the spring market unfolds.
