In November, sales slowed to 414 units, down over 15 per cent from last year, which
contributed to the year-to-date decline of nine per cent. Sales continue to be well
below long-term trends and amongst the lowest levels reported in over a decade.
The number of new listings trended down over the last month and last year’s levels, but is relatively consistent with the long-term trends. The pullback in demand is what has caused inventory levels to remain elevated.
As of November, the benchmark price was $688,300, eight per cent lower than last year. Year-to-date, the benchmark price has declined by nearly 5 per cent. Prices fell across all property types, with the most significant declines occurring for apartment-style units.

🏡Sales Decline in October Amid High Inventory and Price Adjustments
In October, a total of 757 of homes sold across Hamilton, Burlington, Haldimand County, and Niagara North through the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone). This figure represents only 16 fewer sales than the previous month; however, it is 34 per cent below the typical levels expected for October.

“Persistently high supply levels compared to sales have put downward pressure on home prices this month,” says Nicolas von Bredow, Cornerstone spokesperson for the Hamilton-Burlington market area. “Many were hopeful that the recent policy rate cut from the Bank of Canada would attract more buyers; however, slowing economic conditions and a decrease in migration are likely continuing to weigh on confidence in the market.”

“Within Cornerstone’s market area, varying conditions are playing out in every corner across all property types,” says Nicolas von Bredow. “At the neighbourhood level, each local market tells a different story, which is why it’s important to work with a local REALTOR® when buying or selling.”

The number of new listings also decreased in October, with 1,778 listings added. This led to an improved sales-to-new listings ratio of 43 per cent compared to the previous month, helping to prevent further inventory gains. While inventories eased compared to last month, the overall supply remained steady at five months.

In October, the unadjusted benchmark price was $747,200, which is similar to the the price from last month and nine per cent lower than the same period the previous year.

"Benchmark Home Prices Continue to Trend Downwards "
For the second consecutive month, sales activity has improved📈 compared to the same period last year. However, with 757 sales across Hamilton, Burlington, Haldimand County, and Niagara North, levels remain over 30 per cent lower 📉than typical August figures.

“While overall sales remain significantly below the typical levels for August, it’s very encouraging to see an increase in year-over-year sales activity for the second month in a row,” says Nicolas von Bredow, Cornerstone spokesperson for the Hamilton-Burlington market area. “The rise in new listings has created a more balanced market, and with inventory levels still elevated, buyers are benefiting from lower home prices. As we move forward, we remain cautiously optimistic about a sustained market recovery, particularly due to ongoing buyer interest.”

The number of new listings rose⬆️ to 1,601 in August, high enough relative to sales to keep the sales-to-new listings ratio low⬇️ at 47 per cent. Inventory levels trended down📉 slightly over last month, which is consistent with seasonal trends. However, they did remain nearly 15 per cent higher📈 than last year’s levels and have not been this high for the month of August since 2011.

In August, the unadjusted benchmark price was $754,000, down over last month and 10 per cent lower than prices reported a year ago. Prices have mostly trended down since the second half of 2024 across the region.📉

"The Rate of New Listings Remained Consistent with 2024 Levels"
In June, there were 831 sales across Hamilton, Burlington, Haldimand County, and Niagara North. The slowdown in sales represented a six per cent decrease compared to the same period last year and contributed to a year-to-date decline of 20 per cent. This drop in sales marks the slowest start to the year since 2010.

“While some markets across Canada are showing signs of stability with more balanced conditions, including the Waterloo Region, the Hamilton-Burlington area is still experiencing subdued sales, putting downward pressure on home sale prices,” says Nicolas von Bredow, Cornerstone spokesperson for the Hamilton-Burlington market area. “While global market uncertainty has some buyers waiting on the sidelines, growing inventory levels and softer prices present a unique window of opportunity for those with a stable income and savings who are ready to leverage today’s market conditions to their advantage.”

Von Bredow continues, "The Hamilton-Burlington market area consists of several communities and neighbourhoods that often display results that differ from the region's overall average. Each neighbourhood has its unique characteristics, which can make it challenging to determine the right price and conditions when buying or selling a property. Local REALTORS® have the experience, knowledge, and tools necessary to assist buyers and sellers in making informed decisions. They know the questions to ask, the areas to probe and what to look for to get a complete picture of the property and community you're considering."

The number of new listings remained in line with last year’s levels, but the pullback in sales kept the sales-to-new listings ratio relatively low at 40 per cent. The months of supply increased to nearly five months, giving way to softer prices.

In June, the unadjusted benchmark price was $776,300, down from the previous month and nearly nine per cent lower than last June. The June benchmark price eased across all areas within the region and across all property types.

"Market Activity Well Below Typical May Levels, But Shows Improvements Over April"
In May, 908 units were sold across Hamilton, Burlington, Haldimand County, and Niagara North. Although sales increased by nearly 13 per cent compared to the previous month, they were 14 per cent lower than the same month last year, and 37 per cent lower than typical levels in May.

“Buyers and sellers alike continue to adopt a cautious stance toward the market due to ongoing economic uncertainty and instability. Although the number of sales and new listings improved from April, they remain significantly lower than typical levels,” says Nicolas von Bredow, Cornerstone spokesperson for the Hamilton-Burlington market area. “However, with fewer sales and an increase in supply, the unadjusted benchmark price has decreased from the previous month and is nearly ten per cent lower than last year’s levels.”

In May, 2,319 new listings were added across the region, maintaining the sales-to-new listings ratio at 40 per cent, which is low enough to drive further inventory gains. Weaker sales activity combined with higher listings increased the months of supply compared to the previous month. The region has not experienced 4.1 months of supply in May since 1998.

Rising supply choices and weak demand continue to weigh on home prices throughout the region. In May, the unadjusted benchmark price was $783,100. Prices trended downwards over the last month in every region within the area, with the largest monthly and year-over-year declines occurring in Burlington.
