"How much do I actually need saved, beyond the down payment?"

Great question, and one a lot of first-time buyers miss. Budget for closing costs: land transfer tax, legal fees, title insurance, and a home inspection. A good rule of thumb is 1.5 to 4% of the purchase price on top of your down payment.

Knowing this number up front means no surprises the week before closing. Ask me and I'll run your specific numbers.

Three things buyers miss when writing offers — and any one of them can cost you the house:

Deposit size. A bigger deposit signals seriousness harder than a higher price with a small deposit. Sellers read deposits as how committed you are.

Closing date. A flexible closing — or matching the seller's preferred date — can be worth $10K–$20K of price. I've seen offers win on this alone.

Condition length. 7 days versus 10 can be the difference between accepted and ignored. Talk to your mortgage broker before you write — know exactly how fast you can clear financing.

The price on your offer isn't the only number sellers are reading. Save this for when you're ready to write one.

Quick ask. Who do you know in Burlington, Oakville, or Milton who's been quietly thinking about downsizing?

Empty bedrooms, stairs that aren't getting easier, a yard that's become a chore, or just a home that hasn't fit the life they're actually living for a few years now. The conversation usually starts a year or two before the move — and the sooner the right groundwork happens (timing the sale, finding the right next place, navigating the family dynamics), the smoother the actual move ends up being.
