As someone who closely follows Ontario’s real estate trends, I’ve been watching the latest shifts with great interest. Recent data shows a 1.3% drop in sales and a 10.8% decrease in new listings across Ontario. Home prices have adjusted downward between 3.6% and 6.9%, which is starting to make ownership more attainable for many. With inventory sitting at a balanced 4.5 months and rents decreasing by 4.5%, buyers are finding themselves with more room to negotiate. My background in both real estate and engineering allows me to interpret these changes through a practical lens, helping clients navigate opportunities as the market evolves.

Canada’s Affordability Streak Hits 10 Quarters
Affordability in our Canadian housing market has now seen 10 consecutive quarters of challenge—a reality that most clients feel deeply. While many hoped for relief from mortgage rates, the focus has realistically shifted: economists expect rates to remain steady or even rise slightly in the coming year. This means any improvement in affordability will likely depend on home prices stabilizing and on household incomes continuing to grow.

Slower population growth is expected to ease housing demand somewhat, offering potential for prices to moderate. At the same time, a strengthening labour market could help support household incomes. But economists caution that unless home prices show sustained moderation, the window for affordability gains may remain narrow.

In my experience as a Broker in Barrie and the surrounding areas, I see firsthand how trends play out differently across the country. For example, buyers and sellers in Vancouver and Toronto are navigating fundamentally different conditions than those in Calgary or Edmonton. Navigating these nuances is where local expertise truly matters—especially in a market where every percentage point counts.

New registration requirements for newly built homes in Ontario
For those considering a newly built home in Ontario, it’s important to be aware of a key update to the province’s new home warranty program. Starting January 1, 2027, all purchase agreements for new builds must be registered within 45 days. This change is designed to ensure builder license verification and help detect illegal sales activity. Notably, deposit protection will still be in place for buyers whose agreements are registered late or not at all. As a Broker with a background in engineering and real estate, I always prioritize keeping clients informed about evolving regulations that impact their home buying journey.
