Gerbilline is looking for her fur-ever home! This vocal gal can be very shy to start, but once she settles in, she is extremely affectionate. Gerbilline is an avid biscuit maker, who loves to give head bumps during cuddle sessions.

She also LOVES churu lick tubes. If Gerbilline is upset, she sometimes gives a warning swat, but she is very gentle otherwise if her boundaries are respected. This lovely lady will be an amazing addition to your home!❤️

🏡 50 COLONIAL ROAD — UPDATE #2

There’s been a lot happening behind the scenes at our upcoming Belleville listing!

We’ve sorted through the contents of the home, determined what will be sold, donated or disposed of, loaded up the trailer, and cleaned up the backyard.

Now we’re moving into the next phase: fresh paint, exterior repairs and a bathroom transformation.

One of the biggest decisions? We’re planning to replace the existing walk-in shower with a bathtub.

Why take out a perfectly functional shower?

Because we’re not preparing this home for the current owner. We’re preparing it for the future buyer.

With 3 bedrooms and a huge backyard, this home could be a great fit for a young family—and for families with small children, not having a bathtub can be an objection.

We’re also planning to relocate the washer and dryer from a bedroom closet into the bathroom, creating convenient main-floor laundry while giving that bedroom its closet back.

Not every renovation is worth doing before selling. The key is knowing where to spend—and where NOT to spend—to give your seller the strongest possible position when the home hits the market.

After a VERY busy couple of weeks, this was exactly what we needed. ❤️

The past two weeks have been a whirlwind of listing homes, preparing properties for market, and completing market evaluations for several homeowners who are already thinking ahead to selling next spring.

So today… we escaped to Wellington. 😊

A stop at the Drake Devonshire turned into the perfect afternoon — a b**r and a cocktail, warm blueberry scones with homemade jam and crème fraîche, delicious herbal tea, Eggs Benedict, a beautiful big salad and a smoked salmon bowl.

And THAT VIEW. 😍

Sometimes you don’t realize how much you need to slow down until you finally do.

Good food, beautiful Prince Edward County, great company and nowhere we need to rush off to for a little while.

I’d say this break was very well deserved. ❤️

If you had to leave your home unexpectedly tomorrow, would someone you trust know:

🏠 How to manage the house and locate the shutoffs?
💊 Which medications you take and whether you have allergies?
🐾 Who should care for your pets—and what care they require?
📄 Where your will and Power of Attorney documents are stored?
📞 Which family members, professionals and service providers should be contacted?

Most families have this information—but it is scattered among drawers, filing cabinets, email accounts and computer folders. During an emergency, that can create enormous stress and confusion.

That is why I recommend creating a Family Information Binder.

This is not meant to contain every document you own. Think of it as a roadmap that helps someone you trust find the right information quickly.

Your binder could include:

✅ Emergency contacts
✅ Current medications, allergies, doctors and pharmacy
✅ Pet-care instructions and veterinarian information
✅ Utility providers, alarm information and home shutoffs
✅ Trusted contractors and service providers
✅ The location of your will and Power of Attorney
✅ Lawyer, accountant, insurance and banking contacts
✅ Instructions for accessing important digital accounts securely
✅ Warranties, maintenance records and information about major home improvements

For security, do not place original legal documents, detailed financial statements or a handwritten list of every password inside. Instead, record where sensitive documents are securely stored and explain how an authorized person can access them.

Most importantly, tell at least one trusted person where the binder is kept.

You do not have to organize everything in one weekend. Begin with five essentials:

1. Emergency contacts
2. Medications and allergies
3. Pet-care instructions
4. Locations of important legal documents
5. Home systems and service providers

Add one section at a time, review the binder annually and write the latest review date on the front page.

This may feel like paperwork, but it is really an act of care. It can make an emergency less frightening, help adult children support their parents and make a future downsizing move considerably easier.

You know what I LOVE telling a seller?
DON’T SPEND THE MONEY. 😏

Before you renovate the kitchen, tear apart the bathroom or start spending thousands getting your home “ready” for market, ask yourself one question:

If a buyer won’t pay you back for it… why are you spending money on it?

Sometimes the things that make the biggest difference are surprisingly small: curb appeal, fresh paint where it matters, updated lighting, consistent warm bulbs, repairing visible damage and getting rid of the things that make a buyer immediately start calculating expenses.

And sometimes? The best advice I can give you is to leave it alone.
