Brantford Market Update — May 2026

1. Year-to-date sales are well below the 5-year average.
So far this year, there have been 431 homes sold, compared to the 5-year average of 700 homes sold by this time of year. That is 269 fewer sales, which is a decrease of 38.4%.
2. Homes are taking longer to sell.
The average number of days to sell is now 55 days, compared to 47 days last year. That is 8 days longer, which is an increase of 17.0%.
3. Year-to-date sales are down compared to last year.
So far this year, there have been 431 homes sold, compared to 502 by this time last year. That is 71 fewer sales, which is a decrease of 14.1%.

Overall, the Brantford market is moving slower than last year. Sales are down both monthly and year-to-date, and homes are taking longer to sell. New listings are also lower than last year, which means fewer homes are coming to market. Active listings are slightly lower than last year, but inventory levels are a little higher because homes are not selling as quickly. The average residential sale price is almost unchanged from last year, sitting at $626,522 compared to $626,929 last year.

Brantford Market Update – April 2026
1. Year-to-date home sales had the largest drop. There have been 304 homes sold so far this year, compared to 364 at this time last year. That is a decrease of 60 sales, or 16.5%.
2. Homes are selling faster than last year. The average number of days to sell is now 53 days, compared to 60 days last year. That is 7 days faster, or an 11.7% decrease.
3. Monthly home sales are down. There were 92 homes sold this month, compared to 104 last year. That is a decrease of 12 sales, or 11.5%.

Overall, the Brantford market is seeing fewer sales and fewer new listings compared to last year. Active listings are slightly lower, down 2.4%, but months of inventory increased from 3.99 to 4.40, which means buyers have a bit more supply to choose from. Prices remained almost flat, with the average residential price increasing by $2,905, or 0.5%, compared to last year.
Year-to-date sales remain well below both last year and the 5-year average, while new listings are also lower than both last year and the 5-year average. This shows that market activity is still slower than normal, even though homes that do sell are moving faster than they did last year.

Brantford Market Update — March 2026

The three biggest changes this month were:
1. Average days to sell increased by 25 days, up 58.1%
Homes are taking much longer to sell compared to March of last year, going from 43 days to 68 days.
2. Year-to-date home sales dropped by 48 sales, down 18.5%
So far this year, 212 homes have sold compared to 260 at the same time last year.
3. Months of inventory increased by 0.57 months, up 17.2%
Inventory levels rose from 3.32 months last year to 3.89 months this year, showing more supply in the market.

The Brantford market in March 2026 shows a slower pace compared to last year. Homes are taking longer to sell, inventory has gone up, and both monthly and year-to-date sales are down. At the same time, average prices have also moved lower, which may give buyers more room to negotiate.
There were 362 active listings this month, which is only slightly higher than last year’s 359. New listings were also down, both for the month and year-to-date, which shows that fewer properties are coming to market. Even with that, the rise in inventory and longer selling times suggest demand is not keeping up at the same pace as last year.
The average residential price came in at $588,350, down $75,935 or 11.4% from last year. Year-to-date sales are also well below the 5-year average of 364, which shows the market is still running behind more typical levels. Overall, this looks like a market that is more balanced than it was before, but still slower than last year.

Brantford Market Update — February 2026

1. Inventory is up: 5.13 months of inventory vs 3.60 last year (+1.53 months, +42.5%).
2. Sales are down this month: 60 homes sold vs 86 last year (-26, -30.2%).
3. Sales are also down year-to-date: 119 sold vs 152 last year (-33, -21.7%).

Overall, active listings were basically flat at 308 compared to 310 last year (-2, -0.6%). New listings slowed with 134 new listings this month vs 167 last year (-33, -19.8%), and 294 new listings year-to-date vs 336 last year (-42, -12.5%). The average residential price came in at $585,252 compared to $620,644 last year (-$35,392, -5.7%). Days to sell ticked up to 73 from 71 (+2 days, +2.8%).
