🌊 Buying waterfront property in the Brighton/Quinte area? Read this before you dip your toes in! 🏡
We all dream of that perfect morning coffee looking out over Lake Ontario or Presqu'ile Bay. But owning a waterfront home comes with a unique set of rules that regular properties don't have.
They’re called Riparian Rights, and misunderstanding them can turn a dream home into a legal headache.
Here are a few quick things every waterfront buyer should know:
🛑 You might not own the beach: Just because your yard touches the water doesn't automatically mean you own the land beneath it or the shoreline.
🚧 Building isn't always a breeze: Putting up a dock, a retaining wall, or modifying your shoreline often requires permission from local conservation authorities.
📉 Nature changes boundaries: Water levels shift, and so can your actual property lines over time.
