Effective September 21, Ontario introduced several changes to the Residential Tenancies Act and Landlord and Tenant Board processes.
A few of the important ones:
⢠The N4 notice period for non-payment of rent has been shortened from 14 days to 7 days.
⢠New rules clarify when repeated late rent payments can be considered persistent late payment.
⢠For certain landlord-own-use N12 notices, giving 120+ days' notice can eliminate the existing compensation/alternative-unit requirement.
⢠There are also changes affecting eviction hearings, delays of eviction orders and tenant remedies following renovations.
If you own a rental property ā or you're buying or selling a property with tenants ā it's worth understanding how these changes may affect you.
