The home two streets over has been sitting since June. Yours does not have to.

Burlington homes took 41 days to sell in July, up 7.9% from last summer. Hamilton sat at 42.

But new listings dropped 17.6% in Burlington and 19.8% in Hamilton. Less competition than last year, not more.

So why are homes still sitting? Buyers are cautious, not absent. Average prices are down 4.2% in Burlington and 3.9% in Hamilton, and with more choice on the shelf, a buyer does not negotiate an inflated price. They scroll past it.

Price to the market you wish you had and 41 days becomes 60, then you take the drop anyway. Price to what your street is actually doing and you become the home they stop on.
