Greater Toronto Buyers Find Value as Home Prices Adjust
This past August, 79.3% of homes sold in the Greater Toronto Area closed below asking price, with buyers typically negotiating a 3% discount. The average sale price was $855,000—down 1.16% from July and 4.79% compared to last year. While these numbers reflect the broader GTA, we've seen firsthand how negotiation trends can differ by home type and neighborhood. As Burlington real estate specialists, we’re always watching how shifting market conditions might influence buying, selling, and property values locally.

Ontario HST rebate shields new home sales
We’re seeing some interesting shifts in the GTA new home market. Single-family home sales have reached 692 units—an impressive 47% above the 10-year average—while total new home sales hit 907. At the same time, the benchmark price has dropped 14.6% compared to last year. On the condo side, sales are down 78% below average, largely due to limits on tax incentives. The Ontario HST rebate continues to help shield new home sales, which is something we keep a close eye on as part of our commitment to helping buyers and sellers navigate Burlington and the surrounding area. Understanding these trends is key for making informed decisions, whether you’re looking to purchase, sell, or evaluate a property.

Ontario Condo Closings Face Value Gap
We're seeing a challenging trend with Ontario condo closings: some buyers are finding themselves on the hook for up to 30% more than their unit’s current market value. Because banks base mortgage advances on today’s appraised value—not the price agreed upon years prior—many deals are falling through at the finish line, with buyers left scrambling for extra funds. The long stretch between pre-sale contracts and actual closing—thanks to everything from permit delays to labor shortages—lets the market shift, sometimes dramatically. In the earlier seller’s market, developers could even cancel agreements if their costs rose too high, which spurred new attention from the province and talk of stricter oversight. With contracts that allow very few exits beyond a short 10-day cooling-off period or missed occupancy dates, navigating these deals is complex. As Burlington real estate specialists, we always keep a close eye on these shifts so our clients understand the risks and opportunities before they commit.

Ontario HST Rebates Boost New Home Sales
Ontario’s temporary HST rebate has been a hot topic among homebuyers and industry professionals alike. Joe Khan and Debbie MacAskill here—our work in Burlington real estate gives us a front-row seat to how tax changes affect affordability and buyer confidence. While the recent HST relief offered much-needed support, the rollout delays left many builders and buyers in limbo, making it harder to jumpstart housing activity. Highrise condo developments, in particular, feel the pinch, since their long timelines don’t mesh well with short-term policies. The consensus from advocates? Lasting affordability depends on more permanent HST relief—potentially even removing the tax on new homes altogether. This could be a game-changer for reaching Ontario’s goal of 1.5 million new homes by 2031, and for anyone navigating the challenges of today’s market: higher construction costs, slow approvals, and ever-increasing fees. As Burlington specialists, we see firsthand how policy shifts ripple through every part of the buying and selling process.

Ontario Builders Prepare for Growth with New Investments
As Burlington real estate specialists, we’re seeing firsthand how tariff disputes between Canada and the U.S. are affecting the cost of building new homes in Ontario. These increased tariffs are pushing up construction expenses by $9,000–$14,000 for single homes and $18,000–$28,000 for mid-rise units. This doesn’t just impact material prices—there’s a ripple effect on jobs, housing starts, and overall affordability in the North American market. Staying informed about these shifts is part of how we help our clients navigate buying, selling, or evaluating properties in our community.

GTA Homebuyer Competition Weakens Further
Buyer competition in the GTA continued to ease through Mid-Q3, with just 2% of qualifying neighbourhoods seeing homes sell above asking—down from 3% earlier in the quarter. Out of 267 neighbourhoods, a full 97% saw properties selling below list price, while only 1% matched asking, making bidding wars a rare occurrence in the region. The gap between condos and single-family homes also narrowed: 95% of single-family neighbourhoods and 98% of condo areas experienced underbidding. According to an economist, this has been one of the quietest periods for GTA real estate in recent memory, providing buyers with notably less competition. Of the 4,200 homes sold during this period, 79% went for less than asking, a slight uptick from 78% in Early-Q3, as single-family homes aligned with the broader trend of softer demand. As Burlington real estate specialists, we’re closely watching these shifts to help clients navigate opportunities in today’s evolving market.

Ontario homebuyers urged to check electrical permits before buying
As Burlington real estate specialists, we always emphasize the importance of due diligence—especially when it comes to a home's electrical systems. Whether you're buying or selling in Ontario's current market, it's crucial to make sure any electrical work has been properly permitted and inspected. We recommend working with licensed professionals, assessing the electrical capacity, and reviewing major systems carefully. Sometimes, arranging for a dedicated electrical inspection brings peace of mind and can help you avoid expensive surprises down the road. Our goal is to ensure your next move feels safe and informed.
