A septic replacement can easily cost $20,000–$40,000+, so understanding the age, condition, and maintenance history is critical.
✔️ Shoreline, Flood Risk & Insurance
That waterfront view comes with responsibilities. Erosion, flood history, and insurance availability can all impact the property long term.
✔️ 3 Season vs 4 Season
Not all cottages are built for year-round use. Knowing the difference can affect financing, insurance, resale value, and how you actually use the property.
