More space sounds like the obvious answer to every housing problem. But not every addition adds value — and a few quietly take it away. 📐

Buyers don't pay for square footage. They pay for additions that feel like they belong — proportional rooflines, finishes that match the original home, layouts that solve real problems instead of creating new ones. A modest mudroom in the right spot can outperform a huge bonus room that sticks out from the street.

Function. Proportion. Market fit. Three things that decide whether an addition becomes an asset or a future renovation for the next owner to fix.

A full condo renovation isn't just one room at a time 🏙️

It's the kitchen, the bathrooms, and everything in between — flooring, lighting, layout, finishes. More bathrooms means more cost. A bigger transformation means a bigger investment.

The range is wide because condo renovations cover everything from a clean refresh to a full reimagining of how the space lives. Two units in the same building can land in completely different places depending on what the homeowner wants.

A laneway home can change how an entire family lives. A parent ageing close by. An adult child with their own front door. A mortgage that breathes a little easier. 🏡

But the dream isn't the hard part — the sequence is. What happens after that first call? Who handles zoning, surveys, design, permits, construction? And in what order?

Swipe through for the six phases of a typical laneway project — the roadmap that turns a backyard idea into a real building.

It's easier to seal a cube than a box with a bunch of corners sticking out 🏠

That's why two homes the same size can have very different exterior renovation costs. Every corner, intersection, and articulation in your building means more flashing, more transitions, and more places where water and air want to find their way in.

A simple refresh — siding, paint, a few new windows — is one project. A full performance upgrade with outboard insulation, an airtight membrane, new roof, and high-performance windows is a different one entirely.

The shape of your home and the performance you're chasing decide where you land between the two.

"How long will this take?" might be the most-asked question in renovation. The honest answer is longer than most people expect — and it's worth knowing why before you start. ⏱️

Renovations don't run on construction alone. Discovery, design, permits, and inspections all live on the timeline too — and getting them in the right order is what separates a smooth project from a stressful one.

Swipe through for the four phases of a realistic renovation timeline, and what each one actually costs you in time.

Smaller additions cost more per foot than bigger ones 🏗️

It sounds backwards — but a 50 square foot bump-out and a 500 square foot addition share most of the same starting work. Excavation, structural tie-ins, rerouting electrical and plumbing. The setup costs roughly the same. Only the volume of new space changes.

What's actually inside the addition matters even more than the size. A kitchen or bathroom packs serious cost into the shell. A bedroom or open living space mostly comes down to finishes.

Most homeowners start a renovation by picking tile. The pros start somewhere completely different. 🔨

Goals before layouts. Scope before price. Budget in layers. Partner before product. The order matters more than most people realise — and it's the difference between a project that runs smoothly and one that spirals into surprises.

Swipe through for the four steps experienced design–build teams use to start every project — the ones that make the rest of the renovation feel planned instead of chaotic.

Why do most homeowners spend more on the master bathroom than the others? 🛁

It's not that the room itself is more complicated to build. It's that the master is the one you're using every day — the one where you give yourself the best shower, the nicest vanity, and the finishes you actually want to wake up to.

Bathrooms one and two tend to land in one range. The master almost always climbs from there. Same house, same trades, very different priorities.

Open concept looks effortless on Instagram. In an actual 1970s split-level or post-war bungalow, it looks like a maze of small rooms, low bulkheads, and a few mystery posts someone added in the 90s. 🏠

Most walls between kitchens, dining rooms, and living rooms in older Vancouver and Burnaby homes are doing structural work. Removing one usually means engineering, permits, beams — and a real conversation about what "open" actually means in your specific home.

Sometimes that means taking the whole wall down. Sometimes it's a half-wall, a wider opening, or keeping a strategic post that lets the rest open up. The answer almost always lives in the structure, not in the inspiration folder.

Thinking about opening up your main floor? Read the full guide and start a project conversation with the team.

A basement renovation isn't just a finishing job 🛠️

A full basement re-do is one project. Adding a secondary suite is a different one altogether — fire separation, sound separation, separate power, plus kitchens, bathrooms, and laundry to plan around.

The cost depends entirely on what you're putting into it. Every time.

Got a basement project on the horizon? Head to tqconstruction.ca and reach out — we'd love to hear about it 💬
