If you’re buying or selling a home, you may have heard of something called FINTRAC. But what
is it, and why are we asking for your ID, your occupation, or even the purpose of the transaction? Let me explain.
FINTRAC stands for the Financial Transactions and Reports Analysis Centre of Canada. It’s a federal agency that tracks suspicious transactions to help prevent money laundering and terrorist financing.
As a Notary in British Columbia, I’m legally required to follow FINTRAC guidelines. That means when you come to my office for a real estate deal, mortgage, or trust account transaction, I have to do what’s called Client Identification and Verification.
I’ll ask for government-issued photo ID, your occupation, the source of your funds, and the reason for your transaction. Sometimes, if you’re acting on someone else’s behalf, I may need extra documents like a Power of Attorney.
This isn’t about mistrust—it’s about keeping our financial system safe and transparent. It protects you, me, and the entire real estate market from fraud and criminal activity.
