Nigel Greenidge, CHI is the owner and operator of ENG Inspections. With recent changes to the property inspection industry, he is apart of a new generation of highly-trained inspectors. Nigel’s goal is to provide clients with an efficient, accessible and educational inspection experience, that exceeds all professional and ethical standards set forth by the industry. Nigel is a licensed home inspector through the BC Consumer Protection ( #72615), and holds certification (PI0521) with the Applied Science Technologists and Technicians of British Columbia (ASTTBC). He completed education within the School of Construction and the Environment at British Columbia Institute of Technology (BCIT), as well as supervised mentor training and assessment through ASTTBC. In addition to his education in home inspections, Nigel has extensive experience within new construction, renovations and contracting – where he has worked with some of the largest building development companies in BC. In addition to his involvement in the housing and construction industry, Nigel’s background is as a Red Seal Journeyman within the oil and gas industry. Education & Qualifications:

What does the inspection include?

This question is often asked when people call for more information or a quote on an inspection and it’s actually quite simple.

Everything is included on the inspection and I use all of the tools in my bag to find as much information about the home as possible.

Now all home inspections are a limited visual review of the home but there shouldn’t be an extra charge or no information on components of the home because you need to pay an extra $50 or $100. Many inspectors won’t use thermal imaging or look at the roof if it’s not accessible.

You DON’T want the inspector to leave out items because you chose not to pay extra and definitely be skeptical about a basic fee with packages that offer higher quality service or warranties.

I have never offered any other “type” of inspection and inspectors should be giving as much information as possible with high quality service right from the start - If the inspection fee is significantly less than others quotes, then there is a reason 💸

SMOKE & CARBON MONOXIDE ALARMS - Often during inspections, there are no carbon monoxide alarms present and expired smoke alarms, which is a safety concern that can easily be corrected. Natural gas, propane, oil, and wood-burning appliances that are not operating correctly produce carbon monoxide, an odorless, tasteless, toxic gas that is hazardous to human health. Carbon monoxide alarms should be on each floor and where gas or fuel appliances are present; smoke alarms should be installed inside and outside of sleeping rooms. Alarms can range anywhere from $50 to $100; dual smoke/carbon monoxide alarms are the best option, and upgrading to current standards can be a significant expense with hardwired, interconnected units.

Window fall hazards are very common to come across during new construction which are safety concerns and should meet the BC Building code requirements - All guards at windows within dwelling units (when the ground on the other side of the window is more than 1,800mm (70-inches) shall be not less than 900mm (35.4-inches) above the high of the floor.

This guard was an interesting but thoughtful approach found on a recent inspection to meet building code requirements. In some cases 4” limiters can be used, but a home without fire suppression the bedroom windows must remain accessible for egress in the event of an emergency.

This new home had a leaking roof, I found that the built in gutter system was poorly installed with my drone and found the leaks when I actually went on to the roof. This home was actually 2 years old but never occupied and still under 2-5-10, this will get fixed under the builders warranty coverage.

People often ask why is a building podium membrane replacement so expensive and how long does it take. The podium of a building is often referred to as the concrete structure/footprint which typically includes the parking garage and is usually below grade. Podium membrane replacement is one of the most expensive components to replace and is often neglected which can cause significant damage to the structure of a building over time. Typically it can be obvious for a trained professional to identify podium membrane failure. This is good video of podium membrane replacement on a small wood frame building, the work started about 6 months ago and looks like at least a few more months to be fully completed. All of the landscaping, walkways and drainage materials must be removed to expose access to the membrane on the concrete podium slab. The work is very invasive for the occupants of the building, it will be noisy with multiple workers near windows, balconies and patios for extended periods.
