📢 May 2026 Market Update for Waterloo Region! 🏡📊

The Waterloo Region real estate market continued to evolve in May compared to April. Here's how the market performed:

🔹 629 homes sold (up from 563) – sales activity continued to strengthen.
🔹 Average sale-to-list price: 101.4% (slightly down from 101.7%) – homes are still selling above asking price on average.
🔹 1,459 new listings (up from 1,390) – more sellers entered the market in May.
🔹 4.0 months of inventory (up from 3.6) – inventory levels continued to expand, providing buyers with more choice.
🔹 $851,674 average sale price for single detached homes (down from $867,132).
🔹 Year-over-year average sale price change: –5.8% (improved from –6.45%) – prices remain below last year's levels but showed modest improvement.
🔹 24 days on market (down from 25) – homes are selling slightly faster.
🔹 2,031 active listings (up from 1,835) – buyers continue to benefit from increased inventory.
