RIDGEPOINT IS MOVING. 🏢📈

We’ve been talking about it a lot lately because honestly… the amount of activity in Ridgepoint this year has been pretty wild.

For those unfamiliar, these are primarily 3-bedroom condo units in Camrose, generally priced in the $190K–$225K range, with some units including garages and others without.

One of the reasons these properties have remained so desirable over the years is the management and upkeep.

The condo corporation takes care of:
✔️ Siding
✔️ Roofs
✔️ Windows
✔️ Snow removal
✔️ Major exterior maintenance

They’ve even replaced many of the back decks throughout the complex.

For both homeowners and investors, that peace of mind matters and it’s a big reason these continue to be strong rental properties and desirable places to live in Camrose.

But here’s the interesting part…

Since January, there have been:
• 5 publicly listed units sold
• 1 additional unit sold off-market

That means a total of **12 possible transaction “ends”** available between the buying and selling side for Realtors.

The MYLOCALREALTOR Team was fortunate enough to be involved in **5 of those 12 ends.**

That’s a huge amount of activity in one specific complex in a short period of time.

What’s even more interesting is how unusual this spike actually is:

By May of last year (2025) → only 1 unit had sold.
By May of 2024 → 2 units had sold.
By May of 2023 → just 1 unit had sold.

And now suddenly… a major surge in movement.

On top of that, these units have shown steady long-term growth as well, moving from roughly the $160K–$170K range about 10 years ago to where they sit today.

We just found the numbers really interesting and wanted to share what we’re seeing on the ground.

As always, we’re grateful to continue being heavily involved in helping people make moves in the Camrose market. 🔑

Another SOLD in Ridgepoint 🏢🔥

That makes **5 deals in Ridgepoint for the MYLOCALREALTOR team in the past month… WOW.**

We’ll have a full Ridgepoint-specific post coming soon because there’s a lot happening in this market right now 👀

But this one was extra special for me personally.

I had the opportunity to help an old Vikings teammate’s family find him a place for next year as he heads back to play for the University again.

Go Vikes. 🏒 It’s honestly really cool seeing guys get to that stage where they start building lives outside the team a bit finding their own place, creating independence, and starting that next chapter. Having gone through that process myself not too long ago, it made this one very fun for me to be part of.

Now for the part a lot of people are probably curious about… This was a **For Sale By Owner** property.
We get questions about FSBOs ALL THE TIME, and people almost seem nervous to ask if they should still involve a Realtor in the process...
Absolutely. Even if a property is being sold privately, buyers should still have representation to help protect their interests, navigate paperwork, conditions, negotiations, timelines, and make sure everything is handled properly from start to finish especially if the other side isn't as confident about what those should look like.

Not every agent loves working on FSBO deals because they can be a little less straightforward at times, but at the end of the day our job is simple:
Help our clients get the property they want while making sure the process is done right.
