Calgary just posted its July numbers, and the average price doesn’t tell the real story.
Sales down 9% year over year. New listings down 15%. City-wide benchmark price: $569,200, down 2% from last July.
Here’s what matters more than the headline: detached homes barely moved, down less than 2% and still holding steady. Condos took the real hit, down over 8%, because there are more than 17,000 new units currently under construction. That’s an oversupply story, not a collapse story.
For buyers, that’s more selection and real room to negotiate. For sellers, it means pricing has to be honest — the market is rewarding realistic numbers, not wishful ones.
