Canada’s Affordability Streak Hits 10 Quarters
Canada has now seen 10 straight quarters where affordability has remained a challenge. As many of you have noticed, relief from mortgage rates isn’t likely to be the answer this time around. Instead, the big factors to watch are home prices and how household incomes are evolving. Economists are forecasting that mortgage rates will stick where they are, or even tick up, so any improvement in affordability is probably going to depend on prices settling down a bit. With population growth slowing, we may see demand ease slightly, which could help keep prices in check. On the positive side, a stronger job market should help support household incomes.

Every community is different—buyers and sellers in Vancouver and Toronto are facing very different realities from those in Calgary or Edmonton right now. In my own conversations in Port Moody, Coquitlam, Port Coquitlam, and Maple Ridge, these trends play out differently for each client. If you’re looking to buy or sell, understanding what’s happening locally is key. Even as the labour market improves, economists caution that lasting gains in affordability will really depend on home prices leveling out.
