The valley's coming alive this time of year 🌿 and May's numbers are in to match 📊 Three of them tell most of the story.

69 percent. That's the sell-to-list ratio for single family homes, up from 53 percent this time last year. More buyers are out, and there's less for them to choose from.

$952,502. The average single family sale price — basically flat from a year ago, even with fewer homes on the market. Prices are holding steady, not climbing.

23 percent. The jump in townhome sales over last May. Townhomes were the busiest corner of the valley this month, with prices up and homes moving quickly.
Here's the part the averages don't show: it's really two markets right now. Under $600K is tight and the good ones go fast.

From $750K to $1.25M there's more breathing room, and buyers are taking their time. And if you've had your eye on acreage or rural land 🌾, there's more selection than we usually see — a good stretch to be looking.

Numbers only go so far. Every street and price point in the valley moves at its own pace, so if you're wondering what this means for your place specifically, that's the conversation I'm always happy to have. 🌿
