Happy Thanksgiving from my family to yours 🍂

Some weeks it’s easy to see why so many people choose to call this place home, and this is one of them.

The salmon are running in the Puntledge. The farm stands along the back roads are stacked with squash and pumpkins. Fog sits over the fields in the morning and burns off into the kind of fall afternoon that’s made for a walk at Seal Bay, Goose Spit, or the trails in Cumberland.

But the scenery isn’t really what makes it home. It’s the people. Neighbours who check in on each other. Local shops that know your name. A community that shows up when someone needs a hand.

I’m grateful for all of it, and for every one of you who’s trusted me to help you find your place here, whether you’ve been here for generations or just unpacked your last box.

September in the Comox Valley:🍂 Real Estate Edition.

The headline stat looks rough. Single family home sales were down 37% compared to last September, with 37 sales this year against 59 last year. But there’s more to the story than that one number.

🏡 Prices are holding. The average single family sale was $859,468, only about 1% lower than last year. The median was $825,000.
🔑 Homes that sell are selling close to asking, at 98% of list price on average.
📈 Buyers have more choice. There were 206 active single family listings, up 10% from a year ago.
⚖️ The sell-to-list ratio was 47% for the month. Under 55% leans toward a buyer’s market, but the 12-month average is 60%, which is balanced territory.
🏘️ Townhomes were the bright spot. The average price was up 15% to $656,133, with fewer of them on the market.

So what does that mean for you?

If you’re buying, you’ve got room to look, compare, and negotiate without feeling rushed.

If you’re selling, pricing and presentation matter more right now. The homes that are moving were priced right from day one and show well.

And if you own acreage, it’s a patient market. The report shows 7 acreage parcels listed and just 2 sales. These properties need the right buyer and the right marketing to find them. 🌿

Your offer's been accepted. 🎉 Now what?

Most people think the hard part is over once the offer is accepted. In a lot of ways, that's when the real work starts.

Before real estate, I worked in conveyancing, so I've seen the other side of the desk. A lot happens between "accepted" and "here are your keys":

📝 Subject removal: financing, inspection, insurance, and title all need to come together on time
🔍 Title search: making sure there are no surprises registered against the property
⏰ Deposit timelines: missing one can put the whole deal at risk
📂 Documents to the lawyer or notary: they need the right paperwork, signed and on time
⚖️ Adjustments: property taxes, utilities, and strata fees get split fairly between buyer and seller
📅 Completion and possession days: these are two different dates, and the difference matters

When everything is lined up properly, most clients never notice any of it. That's the goal. 🔑
