MOST BUYERS KNOW THE CLASSICS: FINANCING, INSURANCE AND A HOME INSPECTION.
But what about the smart details buyers rarely think to discuss?
Here are five ideas that can make purchasing—and moving into—a home much easier:
1. Service records, manuals and transferable warranties
Ask for available records for the furnace, heat pump, hot-water tank, appliances, solar panels, septic system or other major equipment. Knowing what was serviced, when it was done and who completed it can be incredibly valuable.
2. Permits and supporting documents
If the property includes a finished basement, secondary suite, major renovation, addition, new electrical work or upgraded plumbing, buyers may want copies of the available permits and final approvals.
3. Protection for systems that cannot be tested
You may be purchasing in February when the air conditioning, irrigation system, pool, dock or underground sprinklers cannot be properly tested. Your offer can address how these seasonal systems will be handled.
4. Access before possession
With the seller’s permission and the appropriate arrangements, buyers may request an opportunity to measure rooms, obtain renovation estimates or meet a contractor before possession. This can make planning the move much easier.
5. The property-specific items that are easily misunderstood
Garage shelving, security cameras, smart-home equipment, an EV charger, satellite equipment, a riding mower, firewood, sheds, docks or hot-tub accessories may not automatically remain. If an item matters to you, it should be clearly discussed and written into the contract.
These details may not apply to every home—and that is exactly the point.
