Planning a renovation or a few upgrades before selling? It may be time to check those estimates again.

Canada’s new counter-tariffs took effect September 8, applying rates of 15%, 25% or 50% to affected U.S.-origin goods covering approximately $27.6 billion in imports.

The list includes products from sectors such as steel, appliances, electronics, lumber, plywood, pulp and paper, many of which can find their way into renovation and construction budgets.

This does not mean every project will suddenly cost 50% more!
Product origin, tariff classification, existing inventory and supplier pricing will all matter. But renovators, developers and sellers planning pre-listing improvements should confirm current prices before committing to a budget.

Tariffs have a nasty habit of appearing in quotes before anyone finishes saying “trade dispute.”

If you’re preparing a home for sale, the goal isn’t to renovate everything. It’s to identify which improvements are likely to help and which ones may simply eat into your proceeds.

More homes. Fewer sales. What does that mean for you?
Metro Vancouver recorded 1,869 home sales in August—4.6% fewer than last year and 20.7% below the ten-year seasonal average.
Meanwhile, the number of homes available for sale remained 26.2% above the ten-year average, and the composite benchmark price declined to $1,081,900—down 5.6% year over year.
Detached homes are experiencing the greatest price pressure, with the benchmark price down 7.2% from last August.
For sellers, this isn’t the market to price from memory—or from what a neighbour’s home might have sold for in the spring. Today’s active competition, recent sales and current buyer response matter far more.
For buyers, increased selection and softer pricing may create room to negotiate. That doesn’t mean every seller is desperate, but it does mean buyers can often take a more thoughtful and strategic approach.
The headline is simple: this market still moves, but pricing and negotiation need to reflect what is happening now.

Maple Ridge came very close to hitting its two-year provincial housing target—99.1% close, to be exact.
The City completed 554 net new homes during the past reporting year, bringing the two-year total to 1,272. That’s only 12 homes short of the provincial target.
There are another 1,596 potential homes working their way through the development process, including 466 approved rental units and 123 below-market rentals.
The important reality check: approved housing is not the same as housing you can move into next month. Projects still have to make it through permits, financing and construction. Still, the numbers show that Maple Ridge is continuing to grow—and that schools, roads, transportation and health-care infrastructure will need to keep pace.
More housing choice is good. Growth without the infrastructure to support it? Slightly less charming.
