Two things I'm watching closely right now: bond yields and oil prices. Both are rising.

Why does that matter for your mortgage?

Bond yields are up.
Government of Canada bond yields are a major factor in how lenders price fixed mortgage rates. As bond yields move higher, fixed mortgage rates tend to follow.

Oil prices are up.
Higher energy prices can add inflationary pressure, making it more difficult for interest rates to move lower.

We are already starting to see lenders adjust some mortgage rates upward.
Does that mean rates are guaranteed to keep rising? No, but the pressure right now is pointing higher.

If you're buying a home, renewing a mortgage, or have a rate hold in place, this may be a good time to check in rather than waiting to see what happens next.

Sometimes the best mortgage decision isn't about predicting exactly where rates are going. It's about being prepared before they get there.

Before you file a consumer proposal or bankruptcy, ask one more question:

Do I have another option?

According to the Office of the Superintendent of Bankruptcy, about 1 in 7 Canadians who filed a consumer insolvency owned a home.

That doesn’t mean they could have avoided filing.

But if you own a home and have equity, it may be worth exploring whether that equity could be used to consolidate your debts before making a decision that can affect your credit for years.

A refinance isn’t right for everyone. Neither is a consumer proposal or bankruptcy. The important thing is understanding all of your options before choosing one.

The Bank of Canada has once again held its key interest rate at 2.25%.

While Canada’s economy showed some improvement through the spring and underlying inflation remains relatively contained, the Bank is still navigating competing pressures, including higher energy prices, new tariffs and uncertainty around future economic growth.

For borrowers, today’s decision means no immediate change to variable-rate borrowing costs, while fixed mortgage rates will continue to be influenced primarily by the bond market.

The Bank’s message? For now, 2.25% is where they’re comfortable sitting while they watch how inflation and the economy evolve.

The last wave of pandemic-era mortgages is coming up for renewal.

Many Canadians who locked in ultra-low rates during the pandemic are now approaching renewal, and understandably, there’s some concern about what their new payments could look like.

A new Royal LePage survey found that 38% of mortgage holders expect their payment to increase at renewal. Here in Alberta, that number is lower at 29%, the lowest in the country. However, among Albertans who are expecting an increase, 82% say it will put pressure on their household finances.

The good news? A renewal notice from your current lender isn’t your only option.

If your mortgage is coming up for renewal, it’s worth reviewing your options before simply signing the offer in front of you. Your current lender may still be the best fit, but comparing rates, terms and lenders can help you make that decision with confidence.

While most homeowners renew without any issues, lenders can decline a renewal if your financial situation has changed significantly since you first got your mortgage.

The good news? A denial from one lender doesn't necessarily mean you're out of options. Whether it's reviewing your credit, restructuring your mortgage, or exploring other lenders, there are often solutions available.
The best way to avoid surprises is to start planning 4–6 months before your renewal date. That gives you time to review your options and put together a strategy if changes are needed.
