🏡 The Edmonton real estate market is shifting, and today we got another important piece of the puzzle.

August 2026:

📉 Home sales ↓ 9.8% from last year
📈 Inventory ↑ 15.1%
💰 Average price: $469,602
📊 Benchmark price: $426,900

And today, the Bank of Canada announced it is holding its key interest rate at 2.25%.

So what does all of this mean?

First: Edmonton’s housing market isn’t crashing.

Prices have remained surprisingly stable.

What’s changing is the balance of power.

There are fewer sales happening than last year while buyers have considerably more homes to choose from.

That means more competition between sellers and potentially more negotiating power for buyers.

The Bank of Canada holding rates is also important, but don’t automatically assume that means mortgage rates are about to fall.

Fixed mortgage rates are heavily influenced by bond yields, and longer-term bond yields have recently moved higher.

So heading into the fall, I’m watching three things:

👉 Inventory
👉 Buyer demand
👉 Mortgage rates

If inventory stays elevated while demand remains soft, sellers could face additional pressure on pricing.

If borrowing costs eventually fall and bring more buyers back into the market, that could help absorb some of the additional inventory.

For now, Edmonton looks less like the aggressive seller’s market we’ve become accustomed to and more like a market gradually moving back toward balance.

And frankly, that’s not necessarily a bad thing.

Edmonton’s summer market cooled off in July, and if you’re a buyer, that’s actually good news. 👀

Inventory is up almost 18% from a year ago, and sales slowed across every property type. Translation: more homes to choose from, and more room to negotiate than you’ve had in a long time.

If you’re selling, it means one thing: price to today’s market, not to the spring rush. Get that right and homes are still moving.
