This week in real estate was a tough one to jump back into after a few days in the mountains… but it didn’t take long to get back in the groove. Between pending deals, key handovers, new listings, market evaluations, and all the moving pieces behind the scenes, the market waits for no one.

Here’s a snapshot of the Edmonton market this week:

• 829 new listings
• 445 price changes
• 369 solds
• 719 pending sales
• 126 listings returned to the market

Last year at this time, the conversation centered around a flood of new listings and was beginning to give buyers more choice and sellers more competition, something that was starting to soften pricing across several categories.

Fast forward to today, and that trend appears to be continuing. Inventory is noticeably healthier, price changes are increasing, and homes returning to market suggests buyers are becoming more selective and conditions more balanced. While pending sales remain strong, the pace feels more strategic than frantic compared to last spring’s market.

For buyers, this could mean more opportunity and negotiating power. For sellers, pricing and presentation matter more than ever. The Edmonton market is still active, just evolving. And honestly, that’s often where the best opportunities are created.
