The home may be pretty now, but can cost you a pretty penny later 👀

“Move-in ready” doesn’t always mean WELL maintained

This is your reminder that granite countertops won’t matter much if your water heater quits 3 months after closing 🫢

A home can have:

fresh paint

trendy lighting

quartz countertops

the perfect staging

…while also having:

🚩 an old roof

🚩 aging plumbing

🚩 HVAC issues

🚩 poor insulation

🚩 rushed cosmetic flips hiding bigger problems

This is why when I tour homes with buyers- I find out information on things like roof age, quality of renovations, signs of moisture and cracks (the list goes on)

Because the goal isn’t just buying a house that photographs well on Instagram

It’s buying a home that actually works for your life AND your future

Proof social media is fake 👇

If there were “too many” homes for sale, like people make it seem and “we’re still in an unstable market”

It would be 10x easier to find a home that checks all the boxes

There wouldn’t be buyers refreshing listings like it’s their full-time job

Unfortunately, inventory isn’t about quantity- it’s about quality

There might be more homes hitting the market

but the ones that are priced right, in good locations, and actually are move-in ready are moving fast

The truth is whether you’re buying or selling- you need a plan
