This beautiful woman is one of those people.

I’ve had the privilege of working with her more than once now, and every time I do, I’m reminded what an incredible human she is. She is kind, hardworking, determined, and one of those people who just quietly keeps putting one foot in front of the other and getting things done.

And as a mom? I have so much admiration for her.

There’s something really special about watching a woman work incredibly hard to build a life for herself and her family. Not because it’s always easy. Not because everything magically falls into place. But because she keeps showing up anyway.

Sometimes you find the one right away....and Sometimes the first one really was the one, but you just needed to take the scenic route. ❤️

Story time: You find the one right away, write an offer, change your mind, look at approximately 75 more houses 😂… and then come back to the one you loved in the first place.

And you know what? Sometimes you just need to prove it to yourself.

Buying a home is a big decision. You’re allowed to question it. You’re allowed to compare. You’re allowed to make sure. And when you’ve seen what else is out there and that first house is still the one you’re thinking about?

Well… there’s your answer. ❤️

So after quite the little house-hunting adventure, we circled right back to 132 Como Crescent, and this time, it stuck. 🏡✨

The August Fort McMurray real estate numbers are in… and this month, the inventory number is the one I’m watching. 👀🏡

✅Sales were up 8.4% compared with last August.

⬇️But at the same time, the number of homes available for sale was down 25.4%.

📅 That combination brought us down to just 2.72 months of supply — 31.1% lower than this time last year. Average residential prices were also up 5.6% year over year, while year-to-date prices are up a more moderate 3%.

So what does all that real-estate-statistic-soup actually mean? 😂

More homes are selling, while buyers have considerably fewer homes to choose from than they did a year ago.

For sellers, that can mean less competition.

For buyers, it doesn't mean you need to panic or rush into something that isn't right but being prepared matters a little more when the good ones come along.

And, as always, Fort McMurray isn't one giant real estate market. Your neighbourhood, property type and price range can tell a very different story than the city-wide average.

After raising five kids in Fort McMurray — and helping families buy homes here over the years — I’ve realized that some of the most important things about a house are the things you’ll never see in the listing photos.

Where do all the boots go?

What does the school run look like?

Where will the hockey bags live?

Is that big backyard actually usable?

And what happens when those sweet little kids suddenly become giant teenagers who bring six more teenagers home with them? 😂

The biggest thing people don't know about relocating to Fort McMurray?

It probably won't look like you pictured it.

Most people arrive with an idea of what an “oil town in northern Alberta” is going to be like. And then they find trails and neighbours and ridiculously long summer nights. Their kids find their people. They find their people.

And somewhere between “We're just here for a couple of years” and real life happening…
Fort McMurray becomes home.

Being "good at real estate" and being someone people actually trust with their people are two completely different things

Anyone can unlock a door and pull comps

The real job is being the person your client calls upset because the inspection came back scary, and you actually pick up

It's telling your first-time buyer, "I know you love this house, but let's talk about what's really going on with that roof"

It's not glamorous. Most of it happens in group texts and voice memos at 9 pm, not on a "just closed" post

When someone sends me their people they're not just handing me a client- they're trusting me with someone they love

So I promise, If you send someone my way, I will treat them exactly like I'd want someone to treat you
