The biggest thing people don't know about relocating to Fort McMurray?

It probably won't look like you pictured it.

Most people arrive with an idea of what an “oil town in northern Alberta” is going to be like. And then they find trails and neighbours and ridiculously long summer nights. Their kids find their people. They find their people.

And somewhere between “We're just here for a couple of years” and real life happening…
Fort McMurray becomes home.

Being "good at real estate" and being someone people actually trust with their people are two completely different things

Anyone can unlock a door and pull comps

The real job is being the person your client calls upset because the inspection came back scary, and you actually pick up

It's telling your first-time buyer, "I know you love this house, but let's talk about what's really going on with that roof"

It's not glamorous. Most of it happens in group texts and voice memos at 9 pm, not on a "just closed" post

When someone sends me their people they're not just handing me a client- they're trusting me with someone they love

So I promise, If you send someone my way, I will treat them exactly like I'd want someone to treat you

I've seen enough listings to know what sells a house

A home by itself is not enough these days

So what separates a "meh, next" scroll from a "wait, I need to see this in person" showing?

It’s more than the big stuff- it’s usually in the details

Things like fresh paint in the main rooms, curb appeal that sucks buyers in, and a master that’s staged like a 5-star hotel

Save this before you list, and if you want a second set of eyes on your place before it hits the market

BUYING
It’s so easy to fall in love...

With a house you just met

But before you marry the home, get the stamp of approval from your agent (trust me)

The second my client sends me a listing, my brain immediately switches into detective mode

Finding out everything there is to know so we don’t get too far in the process and get your hopes up

I'm pulling the listing history (has it been sitting? price dropped? that tells me a lot)

I'm digging into permit history because that gorgeous renovated kitchen means nothing if it wasn't done right

I'm checking schools, walkability, what's being built two lots down that you won't know about until it's too late

Basically- by the time I text you back, it's not just "let's go see it!"

It's "let's go see it, and here's what you need to know walking in"

This is the part of my job that doesn't show up on Instagram but honestly might be my favorite part

Don’t buy in Fort McMurray;

Until you know this 👇

🏦 Lenders will approve you for more than you should actually spend. Just because you CAN doesn't mean you SHOULD

📞 Don't go with the first lender you call. Shop around- the difference in rates and fees can cost (or save) you thousands

🔧 Buy the home that's already done the big repairs. Cosmetic updates are cheap. A new roof or HVAC system is not

📈 A "fixed" mortgage doesn't mean your payment is fixed. Taxes and insurance can still creep up, plan for that from day one

The goal isn't just to buy a home

It's to buy the RIGHT home, in a way that sets you up for success
